Commercial Real Estate (CRE) operates throughout the United States, as well as Canada and the United Kingdom, to deliver a comprehensive platform of financing and banking products for experienced commercial real estate companies including balance sheet lending, CMBS origination and distribution, loan servicing, agency financing for multifamily properties, and debt and equity capital for affordable housing.
Community Lending and Investment (CLI) is responsible for investing debt and equity capital for economic development, job creation and affordable housing in areas of need nationwide.

The vertically integrated group offers a suite of debt and equity products, including Low Income Housing Tax Credits, New Market Tax Credits, construction finance and permanent finance for affordable housing, and Charter School Finance, serving for-profit and non-profit developers and other organizations.

The Construction Manager on our due diligence team will work to ensure that our clients and development partners have provided the appropriate diligence demonstrating a complete design and permit ready project.

This position requires maintaining expertise in upfront construction due diligence (Plans and Specifications, Architect/Engineering Agreements, Geotechnical Reports, GC Contracts, Schedule of Values, Construction Schedule, etc.).

They will utilize their own Real Estate development experience by providing an “Owner Mentality” regarding the projects design, construction and overall implementation.

They will work closely with our developers, their design teams, and internal Wells Fargo project team members to ensure that our clients have assembled a complete development plan in order to mitigate construction risks.
Pre-Closing responsibilities include, but are not limited to:
Providing overall construction/development expertise to internal origination teams Managing the upfront construction review process and collecting the required front-end construction due diligence necessary for transaction closing Evaluating and reviewing technical construction contract documents to determine soundness of the project and conformance with industry standards, with the ability to identify and resolve construction issues Working closely with origination teams and underwriters to properly mitigate construction issues pursuant to the banks credit policy Clearly articulating construction issues and how issues were alleviated to the approval committee Ordering front end construction evaluation reports (Property Condition Report, Seismic Analysis, Pre-construction Analysis, Environmental Site Assessment) Review both internal & external reports, and when necessary directly review plans, specifications, surveys, permits, construction contracts, schedules, geotechnical reports, design and engineering contracts, P&P bonds, and other construction due diligence Visiting project sites of planned renovations to confirm the planned renovation will result in an acceptable product for the bank Post-Closing responsibilities include, but are not limited to:
Provide overall construction/development expertise to asset management team For projects which are currently under construction, provide guidance to asset managers addressing construction related issues, including budget, schedule issues, and change order review For projects which are complete but have physical issues, provide guidance in resolving them and their repairs Visiting project sites when necessary Salary range is determined by the location of the job.
The salary range displayed below is based on a Full-time 40 hour a week schedule:

MA-Boston: Min: $110,000 Mid: $157,200 Max: $204,400

Required Qualifications 7+ years of underwriting or asset management experience in one or a combination of the following: Commercial Mortgage Backed Securities (CMBS), multifamily/agency commercial real estate or low-income housing tax credit investment or commercial real estate balance sheet lending Desired Qualifications Customer service focus with experience actively listening, eliciting information, comprehending customer issues/needs, and recommending solutions Extensive knowledge and understanding of credit and income producing real estate Strong attention to detail and accuracy skills Ability to read and understand complex commercial real estate loan or real estate investment documentation, securitization documents, including pooling and servicing agreements and related documentation Advanced Microsoft Excel skills Strong organizational, multi-tasking, and prioritizing skills Strong analytical skills and ability to solve complex technical problems Strong communication skills and ability to articulate complex material to a diverse audience Strong project management skills including the ability to handle multiple projects concurrently Other Desired Qualifications
Bachelor’s degree in Architecture, Engineering, Construction Management, or related field 10+ years of experience in commercial or multifamily construction Experience with multi-family building renovations Experience with negotiating GC and Subcontractor Contracts Experience with AIA Contract Documents Accessibility Requirements & Standards (ADA, FHA, UFAS, IBC, etc.) Experience with the Real Estate Development process Experience with the Municipal plan approval process Experience with tax credit projects desirable Seismic Building Code standards Experience with Seismic building retrofit Advanced knowledge of Excel & Word Professional Engineer (PE) License Licensed Architect Job Expectations Ability to travel domestically Ability to work outside of regular business hours Salary Information
