JOB SUMMARY

The Construction Superintendent oversees the jobsites of our ground-up Affordable Housing construction buildings throughout South Los Angeles.

ESSENTIAL DUTIES

  • Schedule subcontractors, consultants, and vendors in a critical path to ensure timely completion. Perform quality control duties and responsibilities specific to the work being performed;
  • Must have excellent management, communication, problem-solving, and organizational skills with a strong focus on meeting construction schedules & budgets.
  • Ensure that subcontractors are fully executing and complying with their contracted scope of work;
  • Coordinate required inspections with local jurisdictions;
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards; issue notices of non-compliance;
  • Identify conflicts in construction progress and communicate them to the project team for resolution;
  • Maintain a daily log of activities on the jobsite using software;
  • Walk all units on the project daily to monitor activities and assist in future planning;
  • Preside over weekly subcontractor meetings designed to coordinate the work;
  • Ensure that the job site is always kept in a clean and organized manner;
  • Perform job progress and completion punch list identification and completion.

EDUCATION & EXPERIENCE

  • Bachelor’s degree in Construction Management, Architecture or related field preferred
  • Minimum 2 years’ administrative or project experience required
  • Knowledge of construction terminology required; knowledge of project phasing preferred
  • 2 years’ experience with Procore required
  • 2 years’ experience with Yardi preferred

SKILLS & ABILITIES

  • High School Diploma required
  • Bachelor’s degree in Construction related studies preferred
  • A minimum of 10-years experience in construction with at least five years on-site multifamily construction supervision/management
  • Acted as the Lead or General Construction Superintendent for a minimum of two ground-up new multifamily projects with a minimum of 75 units and greater
  • Must be able to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules for constructability and conflict reviews specific to Multifamily construction
  • Thorough knowledge of construction techniques and the ability to derive the most efficient method of completing tasks
  • Must have the ability to create and edit the project schedule and use it as an effective planning tool
  • Excellent communication and partnering skills in order to work effectively with subcontractors, consultants, internal staff, and regulatory agencies
  • Proficiency with computer applications and ability to adapt to company applications
  • Working Knowledge of OSHA regulations and accepted Safe Work practices for the Construction Industry
  • Must be authorized to work in the U.S. and have a valid driver’s license
  • Successful candidates are fluent in English, Spanish speaking skills are a strong plus.
