SUMMARY
Brookfield Property Partners is currently seeking a Senior Project Manager to assist with all aspects of Tenant Improvement high rise construction.

This position will be responsible for assisting with and/or managing new construction, renovation, repair, or relocation projects from inception to completion.

This position will also have oversite of retail construction as it relates to Food & Beverage at specific sites within the LA region.
* Implement general contracting activities for new construction and construction improvement projects.

Ensures assigned projects are completed within budgets and schedules while meeting client needs, business objectives, and Brookfield design guidelines.
* Maintains notes, change requests, emails, and other documents that are required to complete the “project file” and assists administrative staff to document and archive completed project files.
* Prepares detailed construction cost estimates and documentation for project funding authorization based on logical assumptions and market research.

Able to explain estimates and project scope citing supporting documentation to stakeholders in a rational and logical manner.
* Assists in preparing project budgets and project budget reports, including cash flows for approval.
* Manage construction project administrator; oversee key sub-contractors, consultants, and vendors to ensure conformance with contracts.
* Prepare project documentation and attend project meetings in person on a regular basis.

Meet in person with department representatives, architects, engineers and consultants to establish project requirements, specifications and schedules on a regular basis.
* Prepare project presentations to articulate proposals and planned project logistics to senior leadership.
* Develop, monitor and maintain construction work schedule; serve as liaison between client and contractors.
* Assist in the coordination, development and approval of architectural and engineering construction drawings with respect to budget, schedule and constructability.
* Solicit, prepare and evaluate bid documents and review contractors to ensure complete scope coverage.

Participates in selection of vendors.
* Implement general contracting activities for new construction and construction improvement projects.
* Manage field superintendents and other construction project employees; oversee key sub-contractors, consultants, and vendors to ensure conformance with contracts and Brookfield standards.
* Coordinate development and approval of architectural and engineering construction drawings.
* Inspect projects to ensure all work is performed to contract design specifications and in accordance with Brookfield’s safety standards.
* Review and evaluate change orders and claims.
* Interface with public construction officials, owners, engineers etc.

QUALIFICATIONS
* Bachelor’s Degree in Construction Management, Architecture, Engineering or related discipline and minimum of 6 years of construction management/supervisory experience with basic understanding of all facets of building construction with emphasis on high rise with retail food & beverage attached to high rise project.
* Experience with Food & Beverage Tenant Improvement Projects as it relates to MEP scopes of work
* Will considered an equivalent combination of education and experience.

Hands on experience is required.
* Strong customer-service skills to be able to communicate work plans clearly and explain work stoppages when they occur to various groups such as owners, inspectors, and the public.

Able to identify the information needs of the target audience and tailor the message appropriately.
* Strong speaking skills to be able to give clear orders, explain complex information to construction workers and clients, and discuss technical details with other building specialists, such as architects.
* Must possess strong time-management skills.

The successful candidate must be able to ensure that construction phases are completed on time so that the next phase can begin as scheduled.
* Excellent attention to detail, proven analytical ability.
* Proven leadership ability.
* Strong communication skills and demonstrated ability to maintain successful business relations
* Proven record of providing excellent internal and external customer service
* Strong organizational skills with ability to manage multiple project simultaneously
* Ability to comprehend, analyze and interpret complex business documents
* Ability to respond effectively to the most sensitive issues
* Ability to work on site consistently on a regular schedule at times when other construction professionals and third-party vendors are available.

Must be able to report at 7:00 am or earlier on a consistent basis, and keep normal business hours when not reporting early.
* Must be able to work weekends or evenings occasionally.
* An essential function of this role is to work on-site in the Brookfield Regional Office when not working at project sites.
