Job Summary: Property Manager maintains the property assigned and perform all related management functions, including, but not limited to, coordinating leasing and marketing efforts, approving move-in files, promoting lease renewals, resident relations, team building, and any other duties or other responsibilities that may be assigned by the Regional Property Supervisor.Reports To: Regional Property SupervisorPosition Type: Full-Time, Non-ExemptLocation: Los Angeles, CAThe Essential Functions for the Property Manager Position are as follows:• Comply with daily, weekly, and monthly deadlines.• Assists Regional Property Supervisor in managing multiple residential apartment communities and property operations.• Assist with additional properties• Oversee and participate in achieving the communities’ income and occupancy goals through ongoing marketing and leasing efforts.• Inspect property daily, check for damage, out lighting, and ensure the property is maintained and in clean and presentable condition.Manage vendor/ maintenance work orders to completion.Prelease vacant units prior to the unit becoming vacant.• Walk vacant units daily• Lease vacant units within specified timeframe• Have full knowledge of property policies and procedures.• Collect rents and other monies due and process in Yardi.• Monitor rent roll daily and maintain delinquency report.• Responsible for complying with all state, federal and local laws governing tenant/landlord relations pertaining to Fair Housing (evictions, abandonment, non-compliance) and Affordable Housing Laws/Regulations, if applicable.• Act as the first point of contact to assist and resolve problems and complaints from residents.• Attend legal proceedings pertaining to the property.• Complete area market surveys and submitting them to your supervisor on a monthly basis.• Coordinate maintenance issues during office hours and following up to ensure that it’s completed.• Report all after-hour emergencies.• Weekly property inspections.• Responsible for ensuring all residents follow house rules and regulations.• Attend all training and meetings as required.• Assist with other duties as assignedSkills required to complete this job include but are not limited to the following:• Fair Housing Compliant, willing to complete training.• Yardi Voyager experience preferred.• LIHTC/TCAC experience preferred.• Strong interpersonal and communication skills.• Excellent written and verbal communication skills.• Excellent organizational and time management skills.• Must be able to work weekends.• Strong analytical and decision-making skills.• Good influencing and negotiation skills.• Proficient in Word, Excel, outlook, Microsoft TeamsTravel Requirements: Moderate travel for this position requires you to have reliable transportation and the expectation to work onsite is 25% of the time.
