Job Details
- Works with on-site staff to closely monitor progress and results towards the achievement of the strategic plans.
- Is responsible for leading the onsite team in performing the day-to-day tasks of the properties
- Prepares the consolidated annual budget for all properties; helps prepare and analyze variances on monthly financials, operations analysis, and leasing activity reports for all locations
- Conducts formal site inspections at least monthly
- Enforces the terms of all lease agreements, the billing and collection of rents, and other tenant charges in compliance with lease terms.
- Ensures adherence to the approved budget for all properties and closely monitors and reports on variances; forecast cash flow for the properties; ensures required municipal reports are filed correctly and on-time.
- If performing in an agency leasing capacity, participates in tenant selection, negotiation, and analysis of credit risk.
- Conducts inspections and is responsible for developing and implementing tenant retention programs.
- Monitors the progress and expenditures, supervises the on-site staff in the completion of tenant and capital improvements; ensures project work is consistent with local codes, in compliance with leases, and work letter agreements to ensure client/owner and tenant acceptance, timely completion, occupancy and rent commencement.
- Trains and supervises the management staff at the properties. May also be involved (directly and indirectly) in the hiring of administrative, maintenance and engineering staff for the individual properties to promote efficient and cost-effective operation.
- Aids in the negotiation of service contracts with outside vendors
Requirements:
- 5+ years commercial office, retail and/or property portfolio management experience (with a Bachelor’s degree).
- Must have experience in leasing, construction, engineering and all facets of property operation and building management.
- Hands-on experience with tenant improvement construction projects required; ability to oversee the planning, organizing and execution of multiple projects.
- Must have strong management and leadership skills and experience with performance management processes.
- Must have knowledge and experience with financial accounting in commercial real estate, financial reporting and budgeting.
- Yardi knowledge a plus!
