Project Risk Manager

Job description+Plus Development, a full-service Development company, is seeking a highly motivated Junior Project Manager to work and grow under the Senior Project Management Team. Responsibilities will include; assisting in all aspects of assigned projects including project planning, assisting in project team construction and coordination meetings, developing and analyzing project schedules, estimating, take-off, assisting with construction scope definition, construction site visits, material sample collecting and pricing.This successful candidate will work with a Senior Project Manager / Director and the Design & Construction Team and will be responsible for the coordination and support of design, permits, construction, budgets, schedule and team coordination on residential and commercial projects.Please include a resume and work portfolio with application.Manage and coordinate all aspects of the project, including the budget & schedule,Chair Meetings, Setting Agenda’s, Issuing Meeting MinutesReview, understand, and manage procedures for handling changes to the contract documents, monthly valuations, drawing submissions, change orders, substitutions, etc.Act as Owner’s Representative with primary responsibility for all phases of various related projects/programDocument the status of the project and coordinate all meetings with design team, ownership and contractor team.Communicate / Offer solutions and suggestions for unforeseen problems encountered on site or during design phasesRFP writing, Interviewing, Analysis, Negotiating & Recommendations of Design Team assemblyStrong ability to read and understand project drawingsLead General Contractor during bidding. Strong ability to level GC / Sub-Contractor Bids (including estimating and take off)Analyze, negotiate and make recommendations regarding deign, unforeseen and owner driven change ordersQualifications:2-4+ years’ experience in Project Management and Construction2-4+ years’ experience in Project Managing commercial and/or new luxury residential projectsExcellent communication and presentation skills, both verbally and in writingProficient in Excel, Work, Outlook, ProjectRepresent the company in all matters relating to the project process including proposal generation, client relations, vendor relations, project start-up and project closing.Attend and lead construction and project meetings.Communicate project information to the Project Teams.Track and coordinate order activities to maintain critical project dates and deadlines.Complete and follow-up on punch list items for assigned projects.Strong understanding of the design, construction process and consultant drawingsExcellent organizational skills and pro-active attitudeAbility to work independently and in a team environmentAbility to prioritize & multi-taskAbility to read & interpret construction documentsUnderstanding and experience with cash flows, construction cost summaries / reportingEducation:Bachelor degreePosition Location:The position will be located in our LA office.About +Plus Development:Headquartered in Los Angeles with offices in New York and Miami.
