Director of Leasing

JOB SUMMARY

The Director of Leasing embraces SoLa’s mission and is passionate about promoting SoLa’s short and long-term

goals. The Director of Leasing oversees the leasing team and all aspects of the Leasing and Occupancy initiatives

within the Affordable Housing Portfolio and beyond, and ensures adequate marketing materials, leasing tools,

and resources are planned and provided. Responsible for ensuring that occupancy goals are met and reporting

requirements are maintained.

ESSENTIAL DUTIES

● Collaborate with the Director of Special Operations, and VP of Property Operations to set strategic goals for the Leasing Department

● Establish and Maintain Key Performance Indicators (KPI’s) and report results of the leasing efforts in a professional and concise manner

● Develop and mentor Leasing team, focusing on constant process improvement and operationalizing best practices

● Ensure SoLa Funds maintain strong occupancy and sufficient leasing velocity to minimize vacancy losses, also religiously work to drive rental rates and incentives to push revenue

● Expand and enrich existing 3 rd party and intra-departmental relationships, seek out new collaborative housing partners and opportunities

● Create and implement Leasing strategies for ground-up developments, ensuring Lease-up timeframes meet or exceed proforma benchmarks, for market, mixed and affordable communities● Interact and build relationships with brokerage community and effectively articulate features, attributes, benefits and availability of the various commercial suites

● Ensure their Leasing team is supported in achieving their goals, hold consistent touchpoint meetings with all direct reports, ensure lines of communication are clear and effective within sub-department

● Complete other tasks and projects as assigned

Requirements

EDUCATION & EXPERIENCE

● Minimum 10+ years multi-family experience (of which 7 years’ experience at the management level is required)

● Bachelor’s Degree required; Master’s Degree preferred

● Managed a portfolio of 1500+ units

● Yardi experience required; Yardi CRM and Rent Café experience preferred

● Experience with commercial/retail marketing, preparing leases, tenant improvement allowances, contracts, abstraction etc. strongly preferred

● Affordable housing experience and knowledge of Section 8 requirements strongly preferred

● Experience with SPA6/HACLA/HACOLA and other local agencies strongly preferred

SKILLS & ABILITIES

● Proven skill in using leasing and marketing tools to drive consistently high levels of occupancy in various environments – lease-ups, property repositioning, property optimization for sale, etc.,

● Strong analytical and critical reporting to ensure that marketing dollars are optimized and leasing efforts and resources are deployed efficiently and effectively

● Direct experience in exceeding leasing goals at Section 8 and LIHTC properties throughout the life cycle of the properties, including initial lease-up at new developments, and leasing initiatives at under-performing properties

● Proficient in MS Office

● Exceptional interpersonal, verbal, and written communication skills

● Ability to work independently and effectively in a fast-paced, demanding environment

● Ability to present information in a concise and easily understood manner

● Ability to exercise discretion and independent judgment

● Organized, proactive/self-starter, creative, detail-oriented, and critical thinking skills required

● Well-developed time management skills with the ability to manage multiple priorities

SALARY: $115,000-$140,000 per year
