Director of Land Acquisitions

DIRECTOR OF ACQUISITIONS JOB SUMMARY The Director of Acquisitions will help lead and manage a team of acquisitions professionals to source, conduct due diligence and negotiate real estate acquisitions of land and multi-family product in under-served neighborhoods.

About the Company SoLa Impact is a vertically integrated Los Angeles based private equity and social impact fund that focuses on acquiring, developing, and renovating properties in Los Angeles and have acquired 1500+ apartments and 110 mixed-use buildings and are in progress on an additional 1,500 ground up residential units.

The Fund focuses on providing quality housing in historically depressed markets and revitalization of urban neighborhoods.

We are getting ready to close on Fund IV, The Black Impact Fund in July 2022.

ESSENTIAL DUTIES
● Develop and maintain relationships with real estate brokers and land/property owners;
● Source and evaluate the financial feasibility of potential acquisitions, determine the scope of new developments/acquisitions, and make recommendations to the investment team based on the findings, help deploy Fund IV;
● Oversee the acquisitions team in due diligence research;
● Lead the acquisitions and work alongside the development teams to identify, evaluate, and acquire various real-estate assets utilizing and improving SoLa’s property valuation tools;
● Oversee and guide team members to evaluate leases, operating statements, estoppels, permit/zoning research, and other data;
● Work through transaction diligence to close engaged deals in a timely and efficient manner;
● Negotiate potential deals, engaging in high level communication between owners, agents, etc.

SKILLS & ABILITIES
● Bachelor’s degree in finance, economics or related from a top tier university with a proven track record of academic excellence; Master’s degree strongly preferred;
● At least 10 years’ experience in commercial and multi-family acquisitions with at least three managing a team of acquisition professionals;
● Exceptional leadership, management, interpersonal, verbal, and written communication skills; excellent follow through;
● Ability to work independently and effectively in a fast-paced, demanding environment;
● Ability to pick up the phone and build rapport with owners with the intention of purchasing property;
● Ability to run and edit proformas to determine if a deal makes financial sense or not;
● Ability to collaborate with others and utilize knowledge and resources to identify quality solutions;
● Well-developed time management skills with the ability to manage multiple priorities simultaneously;
● Highly organized, resourceful, proactive, creative, detail-oriented, and a critical thinker;
● Ability to exercise discretion and independent judgment;
● Ability to present information in a concise, top down, goal oriented and easily understood manner;
