Corporate Real Estate Project Manager

CalabasasCAJob DescriptionThe Corporate Real Estate Project Manager will function in a support and oversight role for large scale corporate initiatives, such as warehouse expansions and HQ facilities projects.

This will include support and oversight in the development of the strategic planning of multiple projects, coordination of personnel and resources required to successfully complete projects, helping develop budgets/policies/procedures to support the functional infrastructure, and detailed project management/communication through project completion.

The Corporate Real Estate Project Manager will report to the Sr.

Manager of Corporate Real Estate Projects and work with corporate and business leaders, providing cross-functional coordination, support and oversight of planning and implementation on prioritized projects.

Duties and ResponsibilitiesProject management and support of large-scale corporate initiatives, such as warehouse expansions and HQ facilities.Experience with various sizes and phases of new construction/remodel/TI projects including design/pre-construction, construction, post-construction/turnover and project closeout/warranty.Work with internal and external teams, align project scope and budget requirements, including applicable ROIs as required.Prepare meeting agendas and presentation materials.

Facilitate and participate in meetings, conference calls and site visits, record and distribute meeting notes and job status reports.Manage and multi-task multiple projects in various stages including communicating project statuses on a weekly basis.Maintain projects within ProTrack application (pipeline tracking tool) to ensure accurate record keeping of project contacts, schedules, budgets, documents, invoicing, project management and project closeout.Create strong cross-department relationships in an effort to improve quality of service providedSupport and manage lease negotiations, scope of work, consulting agreements, and other legal document processes, and, in conjunction with legal team, ensure each are properly documented and approved.Proactively identify risk associated with project timeline, target and budget.Support and coordinate the review and validation of all pay requests, maintain accounts payable tracking, and process invoices as required.Participate in and provide support in the review and mark-up of architectural drawings to reduce flow/delays to architect of record and designers.Provide support of project progress and interaction with design teams and GCs on multiple projects, in field if required.Support the coordination and overall design review with respective departments and cross-functional teams to ensure efficient flow of information to architects, consultants and GCs executing projects.In conjunction with construction and facilities teams, support the oversight and coordination with all architect, GC, and other vendor activities to maintain project direction and timelines.Provide coordination and scheduling of necessary site meeting and pencil draw/page turn reviews as necessary.Propose and develop process improvements on behalf of Corporate Real Estate, various projects and Harbor Freight Tools providing efficiencies, strategies and structure for continued growth and expansion.Ability to be flexible and react efficiently to changes in schedules or direction in a professional manner while not sacrificing productivity or project quality.Facilitate and lead project meetings with internal and external partners.Achieve start to finish project scopes and timelines to ensure goals are met.Other duties and responsibilities as required.Regular Attendance is required.Scope:Staff supervision and Development –NoDecision Making – Provides data for decision support, provides consultation and expert adviceTravel – approx.
