• Primary responsibility to support the Property Managers with the operational activities of the center, including the day-to-day activities of maintenance and repair, risk management, development, implementation of operational standards and specifications, tenant coordination/construction, service contracts of the shopping center:
o Supervise compliance with on-site personnel and contracted services.
o Monitor crime statistics.
o Ensure compliance with operation’s procedures and applicable government regulations.
Notify Property Manager if corrective action is required.
o Enforce contract compliance with outside vendors and contractors.
o Oversees the execution of approved projects in a timely manner
– ensure scope accuracy and compliance.
o Inspect the properties on a regular basis and note and implement corrections as needed pursuant to established policies and procedures.
o Oversee the condition and maintenance programs of key systems, HVAC equipment, vertical transportation, electrical equipment, roofing, plumbing, irrigation, parking areas, etc.
o Be familiar with appropriate maintenance standards and procedures in order to monitor and implement effective cleaning and maintenance of the facility (food courts, restrooms, flooring, sidewalks, entry access, etc).
o Oversee Janitorial, Maintenance, and Security to ensure tenant contentment.
• Support the Property Managers with financial responsibility:
o Assist with budget preparation, monitoring variances and re-forecasting with the goal of improving net income beyond approved budget.
o Assist in collecting all billed rents in full and on time or determining and overseeing account corrections as may be required to accurately track Accounts Receivable.
o Ensure effective cost control and profitability for portfolio.
Identify problem areas and proactively improve performance.
o Prepare scope of service and obtain bids for contracted services and major nonrecurring expenses to ensure cost effectiveness.
o Code and process invoices through AvidExchange.
• Support the Property Managers by promoting positive relationships:

This position is accountable for supporting the Property Management Department for the overall management, direction, and coordination of all portfolio operations.
The position ensures corporate operations objectives are met or exceeded in order to protect and improve the asset value and increase NOI to ultimately improve the profitability of the portfolio and subsequently the investors.
QUALIFICATIONS:
• A.A., B.A.
or B.S.
degree or equivalent preferred.
• 5+ years related field experience in commercial real estate, retail real estate preferred.
• Experience with MRI, Yardi, and/or AvidExchange preferred.
• Excellent communication skills
– verbal and written.
