1833 – Development Project Manager

Development Project Manager – our client flies low on the radar but is extremely well connected. They are looking for a candidate that has solid project management experience fundamentals from EITHER the developer’s or the general contractor’s side. You must have the fundamentals for them to build on, and consistent employment record. Their CEO is very inspirational and takes pride in having a positive corporate culture. This positions is best suited for candidates with about 5-10 years of total work experience in Multifamily, Affordable Housing or Mixed Use projects. 

This postion is consisting of the activities required to oversee and implement new construction or significant renovation. Qualified candidates will possess knowledge of the planning, design, development and construction processes, along with the ability to deliver solutions that are both creative and practical. Ability to manage and keep multiple projects in motion and delivering quality results. In addition this position will involved LEED certification of public, state and government projects in addition to some privately held multifamily development projects.

Our client is a Commercial Real Estate Consulting Services firm with offices in Los Angeles and Pasadena, California. They are a local small, minority-owned business focused on creative, practical, and cost-effective solutions for commercial and institutional buildings, both public and private.

Their services include: Real Estate Development Services, Construction Management Services, Sustainability Services, Strategic Planning, Green Building Certification, ASHRAE Energy Audits, Building Systems Commissioning, and Building Energy Benchmarking. Our team is drawn from various disciplines and backgrounds; including engineering, real estate, land use, finance and business. They provide customizable assessments, improvement projects and energy reduction solutions, which have resulted in value enhancement and optimized building performance

Project Management

Oversee all aspects of planning, design, and construction.

Administer contracts for architectural, engineering, and construction services.

Obtain and implement various financing sources including conventional debt, equity, grants, earmark allocations, as well as public funding sources.

Act as a project leader and provide an intermediary between owners and external parties.

Prepare and manage budgets for various development projects.

Monitor project schedule, budget, and cost controls

Audit quality control and quality assurance methods

Estimate costs and evaluate budget adherence

Deliver Creative & Practical Solutions

Provide Credible Information for Solid Decisions

Roles and Responsibilities:

Work with property owners, developers, architects, engineers, and contractors to provide commercial real estate development and construction advice and assistance; attend clients meetings

Assist in the development of project goals, strategies, objectives and tactics; assure that strategies are designed to support overall business strategies, including financial objectives

Provide proficient project management and communication on commercial real estate, development, design, permitting, and construction topics to clients, project teams, industry partners and the company

Provide support to President, Project Manager(s) and the Project Team

Serve as a technical resource to clients and provide advice on project direction

Assess existing client project, entitlement and development programs and identify areas of opportunity

Responsible for understanding client project goals, anticipating solutions, and bringing the most relevant, economically viable development and construction alternatives

Manage, facilitate, and support design, entitlement and development process, including but not limited to; feasibility studies, strategic plan, and certifications from the initial project charrette to plaque award

Maintain current working knowledge of municipal building codes, ICC, and CALGreen, California Energy Code, and green building certification requirements, updates and changes

Develop program recommendations, planning documents, and reports

Support the implementation and management of planning, entitlement, and development projects and programs

Effectively participate in the schematic design process through construction documentation of projects

Develop annual report documents, communication pieces, and other internal and external communications related to sustainability programs and projects

Develop and oversee tools, databases, and other tracking mechanisms to support program implementation and assessment

Aid with the collection, review, status, and organization of project documentation, data, budgets, and deliverables

Assist in preparing written materials including correspondence, reports, procedures, and guidelines

Regularly develop or provide content for proposals, meet with clients and attend project interviews

Conduct quality reviews of all written materials prior to distribution to clients

Maintain project files; aid with the collection, review, status, and organization of project documentation, data deliverables, and closeout documents.

Develop new business opportunities within the Greater Los Angeles area

Basic Qualifications:

Extensive experience in providing construction and real estate development-related services

Five to ten years executive management experience in Real Estate Development of Residential, Commercial, Industrial, Office, Medical Office, and Mixed-use properties.

Proven ability to develop coordination for entitlements, due diligence, approvals and permitting of all related development aspects, including but not limited to: architectural, engineering, environmental, construction documents and contracts with clients, local authorities, contractors and consultants from kick off meetings through project close-out

Five years’ experience managing in-house staff, overseeing personnel, contractors, sub-contractors, engineers, and jurisdictional employees as well as running day to day operations on commercial, industrial and land development projects and construction.

BS or BA degree from an accredited university.

Working knowledge of multi-jurisdiction (Greater Los Angeles preferable) development, entitlement, CEQA, building codes, and construction practices.

Ability to read and decipher development and construction documents and plans

Strong critical thinking and problem-solving skills.

Effectively manage and prioritize multiple tasks while maintaining consistent attention to detail.

Ability to work in a fast-paced environment and meet strict deadlines independently while upholding a strong team morality.

Proficiency in all Microsoft Office Programs (especially Excel).

Base salary: up to 130K base salary (based on applicable experience) and a bonus structure based on milestones. Benefits allowance given.
