Lease Administrator directly assists the Manager of Lease Administration to ensure monthly rents are paid and all leasing activities are handled in accordance with Harbor Freight Tools (“HFT”) internal policies, procedures and guidelines.
The Sr.
Lease Administrator coordinates charges, expenses and credits with landlords and works with the Jr.
Lease Administrators by directing them on certain tasks and responsibilities.
The Sr.
Lease Administrator helps the Manager of Lease Administration cross train and support the Lease Administration team.Essential Duties and ResponsibilitiesReview and process annual common area expenses, real property taxes, and insurance reconciliationsReview, analyze, interpret lease language, process,Negotiate resolutions with landlords, and advise on any language changes needed to our lease termsReview and process miscellaneous charges billed by Landlords, including, but not limited to obtaining appropriate back-up, analyzing, disputing (as necessary), resolving disputes and preparing check requestsReconcile HFT ledgersWork with the HFT finance department to ensure appropriate accruals are in placeReview amendments, estoppel certificates, and other legal documents., as neededAssist with HFT tenant improvement allowance tracking/recoveryAssist with HFT new store set-up, including insurance and utilitiesAssist with the preparation of various reports, as necessaryAssist with cross training of the HFT Lease Administration departmentAbstract new leases, amendments and optionsManage various special projectsAbility to use discretion to resolve problems without supervisionDirectly assist Manager of Lease Administration in all of their duties and assume their Manager’s responsibilities on an as-needed basis with little or no supervision.Other actions as assigned by Manager or Associate General CounselScopeStaff supervision and development – NoDecision Making – LimitedTravel – Some local travel to Corporate officeLocation – Corporate HQ / Local
