Real Estate Specialist

The Real Estate Specialist will work in partnership with the Real Estate Managers and the Director of Real Estate in the overall management of the real estate portfolio consisting of over 300+ donor center leases located throughout the United States, and the remaining 100+ property portfolio, and leases for blood banks, labs, warehouses, offices, off-site storage and parking facilities. Primary responsibility is the management of the Real Estate Process on a nationwide level for commercial leases in conjunction with the Real Estate Team and with collaboration cross functionally. To have a solid understanding of lease agreements, terms and conditions, and negotiation skills. Organized, solid follow through, ability to multitask, customer service oriented, analytical, and proficient on excel.

  • Partnership with the Real Estate Manager in the overall management of the real estate portfolio consisting of over 300 donor center leases located throughout the United States, as well as separately related leases for labs, warehouses, offices, off-site storage and parking facilities.

  • Lease administration – Oversee and manage the obligations of the leases in the portfolio including payments, maintenance, and improvements

  • Interact and negotiate as needed with landlords on repairs or improvements of leased sites

  • Review CAM, Tax and Insurance reconciliations and provide recommendations

  • Manage lease database including abstracting new leases and amendments, monitoring critical dates

  • Gather due diligence materials including demographics, lease comparable, and similar industry location information for new sites as required by the Stakeholders

  • Review and process monthly rent edits

  • Review and process vendor and landlord invoices for payment

  • Own process and manage property setup and closing activities; Manage initial set up of accounts for new centers – gas, electrical, water, vendors for accounts payable.

  • Facilitate workflow with multiple departments to final execution

  • Documentation of processes and procedures within the department

  • Manages timely and accurate processing of all rent payments, CAM charges, lease expirations; renewal, amendments, and key trigger dates using an on-line database software system known as Visual Lease.

  • Build relationships and work with in-house Real Estate Attorneys, Center Managers, Operation Managers and Corporate Finance among others

Education, Experience, Skills

  • Bachelors degree required or equivalency in experience.

  • Certification in Property Management or other real estate certification preferred

  • Minimum 3 years of real estate portfolio management or equivalent related experience required

  • Results oriented and flexible to working in an ever changing and fast-paced environment

  • Excellent interpersonal, verbal, and written communication skills

  • A strong team player, prepared to share ideas and best practices

  • Organized and detail oriented

  • The ability to effectively work on and prioritize multiple projects to meet objectives

  • Skills interpreting contracts and complex lease clauses

  • Proficient in MS Office including Excel, PowerPoint, Word. Experience with Visual Lease is highly desired
