Prologis is seeking a VP, Development Officer for our Los Angeles County, Orange County, and San Diego markets. This Officer position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design, and construction of industrial / warehouse facilities (both speculative and build‐to‐suit) for all ground-up projects in those markets.
This individual will manage and drive a team of development management professionals ensuring development portfolio delivery, and proper staffing to manage forecasted development activity, provide cost and budget information for investment memos, manage the technical side of the entitlement process as well as optimize designs and contractor bidding. Key success factors include the active mentoring and management of a best-in-class development team, partnering with market deployment teams, enabling excellent communication with regional stakeholders, and innovation and implementation of development best practices.
The position requires a high degree of energy, enthusiasm, an outgoing personality, technical competence, and professionalism. The position is preferred to reside in our El Segundo or Cerritos office and interact daily with Prologis development, deployment, and leasing teams. The position reports to the SVP, Regional Head of Development – West Region.
Core Responsibilities:
- Lead a team of consultants and contractors to achieve the regional capital deployment goals and objectives.
- Develop budgets, define risks, and track costs, for land, infrastructure, and building construction.
- Develop, tender and manage a variety of sizes of projects ranging from $100,000 to $500,000,000+ in development cost
- Deep knowledge and experience on the Pre-development phase- Due Diligence, Entitlement, Design, Permitting, Budgeting and Scheduling. Accountable to lead all the Pre-Development phases
- Coordinate and monitor every facet of the development process including:
- Partner with the Investment Officer in evaluating land and building acquisitions
- Hire and manage design professionals and consultants
- Schedule, budget and plan development
- Lead project municipal approvals process from acquisition, and entitlements through project permitting
- Provide conceptual and pre-construction estimating for all aspects of development
- Lead construction bidding, award process, and contract negotiations
- Manage procurement of project permits and approvals
- Regulate on-site inspections of progress, safety & quality
- Lead role in project closeout
- Effectively communicate prudent information regarding project status to team members and senior leadership throughout the company
- Respond to build-to-suit or leasing RFP’s by developing site plans and floor plans, specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in each of the contemplated developments.
- Ensure customer satisfaction and exceed customers’ expectations on each project.
- Monitor trends in the local construction market including pricing of materials and labor.
- Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
- Lead BTS and land pursuits in collaboration with Capital Deployment.
- Manage your development portfolio performance (cost, schedule, quality, safety)
- Accountable for ongoing innovation and initiatives
- Drive impact of lean construction, GC bid negotiations and design optimization against targets
- Develop and own relationships with GCs and design consultants.

- Bachelor of Science in Construction Management, Architecture, Urban Planning or Engineering is desired, but not required.
- 10+ years of experience working in the field of land development and/or construction management. If education is strictly in engineering, architecture or real estate development, applicant should have a minimum of three concurrent years’ experience working on construction projects. Project management experience with a general contractor or owners representative is preferred.
- Experience championing a project from acquisition through due diligence, entitlements, and permitting.
- Experience with one or all of the following products desired: industrial, infill, data centers, mixed-use, life sciences.
- Additional experience on design/build projects is preferred but not required.

- Be self‐motivated and have the ability to multi‐task and prioritize with minimal direction.

Hiring Salary Range of: $195,000.00-$230,000.00. Salary and whole compensation package (bonus target & LTI) to be
determined by the candidate’s location, education, experience, knowledge, skills, and abilities,
as well as internal equity and alignment with market data.
