Job Title: Property Accounting Manager

Location: West Coast: Los Angeles, CA, or San Diego, CA

 Job Description

Breakthrough Properties is currently hiring for Property Accounting Manager who will be responsible for overseeing asset/property level accounting and financial reporting function including supervising a third‑party property accounting team.

Applicants for this position will be self-motivated individuals with a high degree of initiative and professionalism.

Responsibilities
Oversee preparation of and approve asset reporting packages to meet lender, investor, and Fund requirement on quarterly and annual basis Assist in fund and asset level audits as necessary Ensure that all financial reporting is in accordance with Generally Acceptable Accounting Principles (GAAP) and its governing documents.

Onboarding of newly acquired assets for financial reporting Collaborate with Development and Construction team to manage job costing process and provide supervision to third party CBRE D&C accounting team Collaborate with property manager to develop monthly reporting, including tenant recovery and revenue variance explanations.

Collaborate with Fund controller to ensure proper accounting treatment for major transactions such as new acquisition or disposition Act as point of escalation and support with other teams to collaborate and establish best practice Act as a liaison between Accounting and the Property Management/Asset Management teams to provide Accounting and financial analyses support, including but not limited to, providing information for property operating results and leasing data, reviewing property operating budgets, and resolving tenant inquiries as it relates to accounting

Qualifications
Bachelor’s Degree in Accounting from an accredited university is required, CPA preferred 5-7+ years of experience of commercial real estate or REIT accounting is required Proficient in MS Office Suite (Excel, Word, PowerPoint, and Outlook) Proficient in Yardi Voyager required Experience with PMWeb, MRI a plus Ability to work in a fast-paced environment, ability to prioritize and meet deadlines Polished and professional demeanor in both verbal and written forms of communication A high degree of discretion as duties and responsibilities of the position relate to safeguarding confidential information
