Golden Bear Equities, a fast-growing multi-family real estate investment firm in Newport Beach, is looking for a dynamic Asset Manager with demonstrated commercial real estate experience to champion full-cycle asset management from underwriting through to property supervision and third-party relationships.

As a newly formed, forward-looking firm with $100M AUM that is expanding rapidly, this role requires a results-oriented team player with a deep understanding of property level financials, budgeting, and other key functions contributing to our ability to acquire high quality, value-add properties across the western United States.

Day to Day as our Asset Manager:
Develop initial and annual business plan for each asset under management
Maximize total return for each assigned asset through the analysis of property efficiencies while identifying opportunities for improved performance
Oversee property level operating activities including supervision of both internal and third-party resources, property managers, leasing agents, and construction project managers
Negotiate third party contracts, engage and direct internal and third-party construction project managers in the planning, budgeting, and execution of capital projects
Review monthly and quarterly property management reports to monitor performance and ensure business plan objectives are being achieved
Oversee and direct the completion of investor reports and cash flow forecasts
Assist in underwriting and due diligence for acquisitions, transition acquisition to asset management
Continuously evaluate market trends including demographic, zoning, and demand changes
Ensure compliance with lender reporting and loan covenants
Manage cash flow, distribution analysis, and investment projections
Generate periodic asset management reports to investors, consultants, and other partners
Provide pre-acquisition input and assistance in due diligence process & asset disposition process
Model full life cycle financial analysis for each asset from acquisition through disposition
Manage coordination of post-acquisition activities and integration of new assets into our portfolio
Special projects as assigned
As our ideal candidate, you will:
Bring 5+ years of commercial real estate experience preferably multifamily with a minimum of 3 years of asset management experience on value-add projects
Possess a Bachelor’s degree in Finance, Business Management, Accounting or Economics
Leverage very strong interpersonal skills and the ability to build relationships with stakeholders, including team, partners, and investors
Be an expert at MS Excel, and fluent in the full MS Office Suite, Adobe Acrobat, DocuSign and others
Be curious, self-motivated and a self-starter
Possess excellent communication skills, the flexibility to work in a dynamic, high growth environment, capable of scaling as needed, ability to multitask and pivot quickly
Expertise in real estate finance, complex deal structures, leasing, property operations and capital improvements
Be willing and able to travel to assets, primarily within the western US.
