Job Description:

Concord Wilshire is looking for a highly-qualified, experienced Project Manager/Financial Analyst for the Los Angeles office (located in Century City) with at least 4 years of experience in real estate acquisitions, development and land use planning. Job Responsibilities:

  • Directing or assisting in the development of projects including but not limited to: obtaining project entitlements;
  • Assist in developing partnership arrangements between municipal agencies, stakeholders, tenants and landowner. Overseeing the preparation of Environmental Impact Reports and presentations to city review boards and city councils.
  • Selecting the most effective project team (architects, structural and MEP engineers, FLS consultant, code consultant, communications consultant, etc. Researching new and updated municipal programs and regulations as it relates to the development project;
  • Working with Leasing and Construction during design phases to achieve the most appropriate and flexible project.
  • Preparing reports (narratives, updates, and comments on the financial status of the development) for Company review, and conducting presentations of projects for Company
  • Monitoring historic tax credits process, and compliance with DDAs or OPAs.
  • Assisting in the structuring of financial strategies and implementing the planned vision for the projects, reviewing and commenting on the financial analysis and modeling of projects.
  • Conduct financial analysis and underwriting of real estate assets, including residential, commercial, hotels and mixed-use developments.
  • Review and analyze purchase and sale contracts, leases, operating statements, proposals, and bids.
  • Generate/ monitor budgets, forecasts, financial plans, statistical reports, and business forecasts, proformas, financial statements, project capital expenditures, depreciation, performance, profitability, IRR and sensitivity analyses.
  • Conduct real estate market research.
  • Monitoring the performance of pro-forma budget against actual commitments to meet financial returns, and ensuring the project schedule is met. Work in assembling and updating the development analyses.
  • Prepare investment memorandums to support underwriting recommendations for asset acquisitions.

Qualifications:

· Bachelor’s and/or Master?s degree in a combination of the following:

  • Accounting or Finance
  • Urban Planning or Civil Engineering or related field

· Real estate development and land-use planning experience for 4 years as a manager or equivalent.

· Experienced in due diligence matters in acquisition and land assembly, including physical review, surveys, zoning ordinance review, loan documents, operating agreements, coordination with all stakeholders.

· Experienced in pre-development efforts including zoning approvals, plat map preparation oversight, approvals, schedules, budget preparation and maintenance, lender negotiation and communication and all matters pertaining to pre-development.

· 2 years of financial analyst experience.

· 4 years of real estate development experience.

· Knowledge of real estate development fundamentals and capital markets.

· Advanced quantitative and analytical skills.

· Knowledge of various computer hardware and software programs, including Excel and Argus.

· Excellent ability to communicate and follow up

· Creative problem-solving skills to research, analyze and solve.

· Ability to multi-task, work independently and efficiently.

· Highly motivated, organized, diligent, detailed, and hardworking who can bring concept to reality.

Salary:

· $100,000-$150,000 / Year
