– United States of America**JOB SUMMARY**The Sr Development Manager will oversee the process for development of gas stations on undeveloped land.
The Sr Development Manager will oversee the entitlements, permitting, assessments through to construction.**ESSENTIAL DUTIES AND RESPONSIBILITIES**Responsible for execution of development-related activities on complex projects.Responsible for underwriting of project costs, including preliminary specifications and scope, estimated project costs, and preliminary development timeline on complex projects.Responsible for assembling responses to Requests for Proposals and Requests for Qualifications associated with pursuit of development opportunities.Maintains all construction-related project information in asset management systemOther duties may be assigned.**SUPERVISORY RESPONSIBILITIES**No formal supervisory responsibilities in this position.
Provides informal assistance such as technical guidance, and/or training to coworkers.
Will lead project teams and/or plan, and supervise assignments of lower level employees.**QUALIFICATIONS**To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

Knowledge and understanding of construction practices/techniques, Title III of ADA, contract laws, project controls and building support systems or any similar combination of education and experience.LEED accreditation with current educational requirements preferred.
Ability to deliver projects on time and on budget.**CERTIFICATES and/or LICENSES**None**COMMUNICATION SKILLS**Excellent written and verbal communication skills.

Conducts advanced financial analysis of prospective development and investment opportunities, and prospective tenant and contractor financial statements.**REASONING ABILITY**Ability to comprehend, analyze, and interpret complex documents, including construction plans, engineering drawings, and venture documents.
Ability to solve problems involving several options in situations.
