Responsibilities

The Operations Manager of The Grand, Los Angeles is a full time management role with a focus on overseeing the general property operations for the Master Association, as well as the Retail component.

Responsibilities include overseeing the day-to-day operations, including all building components (engineering services, janitorial, vertical transportation, etc), with key responsibility in a broad range of areas such as financial performance and reporting, risk management, contract management and center aesthetic.

Duties and Responsibilities:

The Operations Manager is responsible for execution of the following objectives:
Lead team of individuals across multiple disciplines to deliver Class A+ operational management service as Managing Agent, including performance management Provide direct oversite of on-site operational staff, including but not limited to Property Coordinators, Infrastructure Manager and Logistics Manager to ensure seamless delivery of services to building occupants Maintain accountability for third party property management obligations Perform regular visual inspection of the managed areas, preparing and executing strategies for deficiency resolution In conjunction with site staff, continuously assess the asset and its resources, recommending and implementing valuable strategies to improve operational performance and service Oversee and manage practices responsible for minimizing utility usage and other resources which are critical to the operation of the center in such a way that does not compromise the operational goals Actively oversee large scale projects throughout the managed areas to ensure proper and timely implementation Responsible for managing results-oriented contract services, including bids, negotiation, walkthroughs, meetings, work orders, quality control and payment approval.

Participate in expense management efforts, including continual assessment of contracts, services and other property functions Participate with the preparation and regular reforecasting of the operating and capital budgets Assist accounting staff with reconciliation of all expenses, and track spending against cash flow Resolve municipal issues in a responsible and timely manner.

Assist with emergency planning and response in coordination with other key members of the property operations team Promote organizational strategies, policies, procedures, goals and objectives Build and maintain strong relationships across the asset, ensuring honest, timely and transparent communication
Master Association:
Oversee compliance with and fulfill all financial and operational requirements as outlined by the Master Operations and Reciprocal Easement Agreement, including By-Laws, and Association Management Agreement Manage engineering team responsible for operation of central plant and other critical base building services Oversee on-site waste management and recycling program at the facility level, and manage the relationship with the waste management partner Supervise management of critical telecommunication and technology infrastructure systems to ensure continuous and high quality service Ensures facility wide compliance with all general safety programs, at the direction of Risk Management, including OSHA, EPA, fire and life safety codes and other regulatory requirements.

Maintains all State and Federal required reports and safety documentation.

Maintain productive relationships with ownership groups to ensure service is delivered to the highest standard and expectation as managing agent for the facility Act as head of property Operations Committee, which includes operational representatives from each stakeholder group
Retail Component:
Fulfill all financial and operational requirements as outlined in the Retail Leasing and Management Agreement Ensure tenant adherence to property Rules and Regulations and local/federal codes and directives Build and foster strong relationships with tenants in order to help them to achieve their goals and objectives Maintain productive relationships with tenants, including handling tenant complaints as well as regular outreach Responsible for day-to-day project management success of all tenant work, providing the full array of retailer construction and support services Coordinate marketing related requests with appropriate property operations staff
Qualifications
Experience in operational management of Class A retail or mixed-use asset.

Effective, clear, and affirmative verbal and written communication skills Understanding of building mechanical, electrical and plumbing systems Background of direct responsibility for energy management on a facility and/or regional level Understanding of property management issues Background in leadership, direction, counsel and motivation to a team of diverse skill sets Ability to perform written assignments, including preparation of reports, proofreading and editing Highly organized and goal oriented Ability to quickly adapt to new priorities and work to strict deadlines in a fast paced environment, while also managing competing priorities Agile in complex situations, anticipating and adjusting for problems and/or roadblocks Strong character and work ethic Clear and demonstrated decision making capabilities Ability to support and inspire an innovative and productive operating culture
