Maintenance Supervisor – Affordable Housing

Responsibilities

Role Summary:

Related Management is seeking a Maintenance Supervisor to manage multiple disciplines. We are seeking an outstanding team member who works with a passion for excellence, a “can do” results-oriented attitude and a dedication to quality. Additionally, the Maintenance Supervisor performs all duties in compliance with company policies and procedures, the Equal Employment Opportunity, Fair Housing and Human Rights statutes.

RESPONSIBILITIES:

  • Operate and maintain High-Rise building equipment and systems.
  • Completion of resident work orders (general repairs, plumbing, and appliance repairs) and Coordinate the response to residents in such a manner as to address the request within 24 hours of receipt, unless it is an emergency, and to reduce resident work orders and eliminate recurring problems.
  • Respond to emergency maintenance repairs after normal working hours.
  • Provide the highest level of customer service.
  • Supervise the maintenance and housekeeping teams.
  • Work closely with the Front of House and Management teams.
  • Operate and monitor the building management systems.
  • Coordinate, conduct, and properly log preventative maintenance to all building components, create new logs as needed.
  • Ensure all equipment is in working condition and follow preventative maintenance schedule.
  • Emergency Response Planning / Management.
  • Assistance with company, State, Local & Agency inspection requirements.
  • Plan and oversee CAPEX projects.
  • Create and maintain an annual maintenance calendar.
  • Attend stakeholder meetings and present maintenance reports.
  • Process invoices.
  • The individual will be expected to perform building repairs and maintenance tasks. This list is not intended to be all inclusive:
    • Change air filters, grease fittings, change belts, and take temperature readings .
    • Diagnose and repair HVAC, electrical, and plumbing systems
    • Oversight of fire alarm / life safety systems
    • Replace light bulbs
    • Repair / replace restroom fixtures and clear drains
    • Perform light carpentry and painting jobs
  • Communicate with building management, residents, and vendors to coordinate daily activities and repairs at the property.
  • Foster a work environment that promotes energy conservation and continuous improvement of engineering functions.
  • Prepare vacant units for future residents.
  • Upkeep of the grounds and amenities.
  • Inspect the building and property on a daily basis and immediately address any issues.
  • Make budget recommendations for all maintenance line items.
  • Order and maintain inventory of building materials and supplies.
  • Coordinate with contractors/vendors and obtain bids for repairs and replacements.
  • Other responsibilities as needed and assigned.

KNOWLEDGE AND SKILLS:

  • Minimum of five years relevant experience in multi-unit, high rise buildings.
  • Understand and be able to use and interpret construction drawings & specifications, including architectural, MEP & Civil construction manuals.
  • Knowledge of garden, low & high-rise construction, MEP & life safety systems.
  • Working knowledge of equipment, materials and supplies used in facility maintenance, supplies & repairs.
  • Knowledge of troubleshooting testing equipment.
  • Knowledge in the proper and safety techniques of building maintenance.
  • Experience with RealPage, OneSite, Yardi or other core property management software.
  • Able to create reports and analyze property performance metrics related to work order completion, turnover, and preventive maintenance.
  • Working knowledge of Microsoft Office.
  • Strong writing skills.
  • Ability to write scopes of work and complete bid summaries and present same to upper management, owners and asset managers for approval.
  • Ability to select and oversee the work of consultants and contractors for building repairs and renovations.
  • Ability to organize, analyze, interpret and evaluate problems and provide practical, cost effective solutions.
  • Excellent communication and interpersonal skills.
  • Ability to plan, organize and monitor work activities according to priorities, established schedules, deadlines and emergencies.
  • Knowledge and ability to work on and operate boilers, for pools, heating, and domestic water.
  • Able to perform HVAC Repairs and maintenance, with cooling tower, open and closed loop, and heat exchanger experience.
  • Able to perform repairs to plumbing, pumps and booster pump systems, and electrical repairs.
  • HVAC certified.
  • Available to live on-site and be on-call 24/7.

Work Environment and Physical Demands

  • Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat
  • May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises
  • Vision requirements include both close range and long distance vision
  • Must be able to lift up to 50 lbs.
  • Must be able to climb ladders and crawl into confined spaces
  • Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing
  • Must be able to use hands to grip power and hand tools
