Leasing Sales Manager We are looking for a Leasing Sales Manager to join our team.

Our group, Sunny Skies Terrace (SST) is managing commercial real estate/shopping center operations and developments.

The person will be managing multiple shopping malls’ leasing processes which range from development centers, operational centers, and/or newly added portfolios.

This role is focused primarily on commercial space leasing (interior space, exterior space, anchor, pop-ups, renewal, extensions, relocation, termination, landlord negotiation, etc.) and good communication (meetings, phone calls, texts, e-mails, graphic markups) skills are required.Required (but not limited to) Details of ResponsibilityIn this role, you find yourself is focused on:Drive revenue growth that aligns with the overall asset strategy Own the full life cycle sales process including prospecting new leads, negotiating contracts, and closing new and renewal business with tenants Manage existing client needs and lead the growth to secure a high percentage of renewal businessUnderstand property management, tenant coordination, development center goals, and existing operation center goals to maximize the result of each deal Own the deal flow process with tenants, legal leasing, tenant space delivery, tenant space design management, landlord work, and center management to achieve rent commencement datesDevelop deep market understanding and competitive analysis by understanding sales, rental comparison, traffic trends, demographics, and leasing visions for any assigned propertyMaintain financial budget and forecast reportsKnow “who, what, where, when, why, how” to engage different parties at the right time for reaching deal success Work with different groups and legal to ensure standard leasing template reflects the current needsIdentify marketing needs through development and operational centers and partner with related parties for proper execution Travel to assigned centers for client meetings and space showing Others:Supports actions and standards from requests by operational and cross-functional departmentsMinimum 30% 70% travel is required including out-of-stateProvide solid negotiation skills that represent a broad range of knowledge and skills including sound deal structure and deal investment return to the landlord, general knowledge of lease clauses of retail leases, ability to resolve internal and external design & construction issuesOffer strong closing skills that represent a broad range of knowledge and skills including having a deep knowledge of the market competition, customizing sales pitches to attract the deal maker, conveying a sense of interest in the tenant’s needs, creating a sense of urgency, communicating properly with all parties and overcoming all road blocks Soft skills that are important to us: Bold, passionate, positive, fast-paced, a strong individual contributor and leader for your center & vendors, hands-on, solution-oriented, goal-oriented, teamwork, take ownership, open to changes, ethics, fast learner, time management, thinking like a property owner, negotiation skills, responsiveness, personable, sense of urgency, check data accuracy before distributingEducation & Experience:Bachelor’s degreeGood computer skills including Microsoft Office (Outlook, PowerPoint, Excel) and fast learner in new software Prefers 5 years of experience in the related field with shopping center in North AmericaHas demonstrated success in managing multiple deals, priorities, and people concurrently in a fast-paced, high-growth, and results-driven environmentLicensed Real Estate Broker is a plus Language Skills:Bilingual in English and Mandarin is a plusPosition Details:Employment Type: Full timeLocation: 6338 Regio Ave., Buena Park, CA 90620Salary: DOEBenefits:Medical, Dental, Vision, and Life Insurance401(k) Retirement Savings PlanPaid Time Off
