The HOA / Community Manager fully accountable for managing a portfolio of Homeowner Associations in the South Bay / Los Angeles area. HOA / Community Manager is providing excellent customer service, oversight of property maintenance and administrative services HOAs and residential/commercial properties with the goal of enhancing the value of each property and striving to achieve the client goals/objectives to the best of their abilities.DUTIES AND RESPONSIBILITIES include, but are not limited to:

  • Responsible for creating and distributing Annual Budget Report and Annual Policy Statement to all HOAs, as described and required by the Davis Sterling Act
  • Perform on-site common area inspections, identify issues, provide necessary maintenance and/or repair action items.
  • Preform inspections for non-compliance matters; Prepare, track and resolve all non-compliance violations
  • Monitor and follow up with all delinquent HOA fees and/or rent payments
  • Responsible creating and posting all relevant homeowner and/or tenant notices (3 Days, 30 Days, 60 Days, etc.)
  • Assist the Board with the preparation of the agenda and attend Board of Director Meetings (often outside of normal business hours).
  • Prepare meeting minutes as necessary.
  • Prepare board meeting packets
  • Develop annual maintenance and administrative calendars. Oversee to completion.
  • Respond to Board, Committee and Homeowner request for maintenance, architectural requests, move in/out requests, compliance correspondence, etc.
  • Review and understand each HOAs governing documents to guide the Board in the proper and prudent management and maintenance of the community.
  • Quality control vendors that perform work at the association and periodic review of their performance
  • Review and code vendor invoices to ensure proper classification and meets terms of contract or project
  • Prepare work orders for work performed at each association
  • Get and provide multiple vendor proposals for all projects over Board agreed upon dollar amount
  • Prepare Annual Election mailers and attend Annual Meeting.
  • Understand, prepare and submit yearly HOA budgets to HOA Boards
  • Participate in annual strategy meeting with Board for short and long-range planning
  • Responsible for entering charges to Associates for out-side-of scope activities, per HOA Contract Addendum.
  • Responsible for managing the after-hour / weekend emergency calls that are forwarded from FLPMs weekend receptionists.
  • Comply with Association and Company policy and procedures
  • Performs any additional duties assigned by FLPM Partners
  • Manage or assist with the management of residential or commercial properties as assigned by FLPM Partners.
  • From time-to-time, must be willing and able to respond to emergency property-related issues after hours and/weekends.

QUALIFICATIONS:

  • MINIMUM 3 years prior experience as a HOA / Community Portfolio Manager. CMCA or CCAM preferred and MAJOR plus
  • REQUIRED: Proficient knowledge and understanding of Davis-Sterling Act and how it applies to HOA management
  • Two years of college REQUIRED, 4-year degree preferred.
  • Must be able to able to read, speak and write/type (including proper grammar and syntax) in English at an expert level.
  • Must be self-starter with EXCELLENT organizational, time management and prioritization ability
  • Strong leadership skills and ability to make informed decisions, as demonstrated by prior experience
  • Must be proficient with MS Outlook, MS Word and MS Excel programs and be able to demonstrate this knowledge during the interview process.
  • Must be able to pass criminal background check and drug test
  • Must exhibit professional appearance and follow dress code standards
  • Ability to write concise and effective memos
  • Assist HOA Boards with the coordination of reserve studies, as requested.
  • Must have solid command of Windows-based computers
  • Must be willing to work in a fun, goal-oriented corporate office that is walking distance to the beach

DRIVING/TRAVELING REQUIREMENTS:

  • Semi-Frequent need (30% – 40% of the time) to utilize personal transportation to complete various tasks, site inspections, and HOA Board meetings.
  • Must have valid drivers license, current automobile insurance and dependable vehicle

COMPENSATION:

Salary $52,000 – 60,000/year to start DOE. Eligible for medical (partial employer contribution of $100) and long-term disability benefits after 90-day probation period. All major holidays are paid days off (including the day after Thanksgiving). Bonuses can be received by bringing in new HOA Properties.
