Confidential: Assistant Director Of Engineering

Summary of Position: The Assistant Director of Engineering is responsible for ensuring proper operations maintenance service and repair of all equipment.

In addition to leading the Risk Management and Safety program for the property, they are also responsible for overseeing and participating in the Preventative Maintenance program ensuring that all rooms and public space meet Standards.Summary of Essential Functions:
· Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure(s) of the hotel and bungalows, all mechanical, electrical, HVAC systems and any other related equipment.
· Verify completion of all routine maintenance on public spaces, rooms, outlets, back of the house spaces, and grounds.
· Verify completion of all repairs, replacement, and renovation projects to offices and employee work areas.
· Assist in hiring, training, supervising, and disciplining department staff and all other staff under direction of the Engineering Department.
· Adhere to all company purchasing policies and controls, including, but not limited to, all outside contractor bids, budgets, and schedules.
· Follow prescribed safety procedures for personnel and equipment by the company and CAL OSHA.
· Maintain effective Energy Management and Preventive Maintenance programs and conduct special training for other operating departments on the safe and efficient use of equipment and energy in the hotel.
· Inform the Director of Property Operations and Executive Committee on a regular basis regarding the specific and overall condition of the building structure(s), related systems, and equipment offering prudent, cost-effective proposals for maintaining these systems.Fully implement all standard operating systems and practices in compliance with state, local and federal codes.Working with the Director of Finance to set annual operating and capex budgets allowing for appropriate control and utilization of resources.Participate in facilities remodeling, new construction, and other planning activities.Purchase and manage all maintenance related supplies and plant equipment, fulfilling budget requirements and keeping stock of necessary inventory.Approach all encounters with guests and staff in an attentive friendly courteous and service-oriented manner.Maintain regular attendance in compliance with Standards as required by scheduling which will vary according to the needs of the hotel.Train and supervise the Engineering staff and coordinate all scheduling.Review Engineering staff’s worked hours for payroll compilation and submit to accounting on a timely basis.Focus the Engineering Department on their role in contributing to the guest experience.Attend weekly management meetings and provide training on a rotational basis using the steps to effective training.Respond to employee emergency situations using information contained in M.S.D.S.

sheets current and easily available.Establish ongoing training for all departments especially Housekeeping, Guest Experience Desk, and Culinary to maintain basic upkeep of their departments and equipment.Adhere to budgeted or re-forecasted expense allotments using proper procedures for all purchases and keep all necessary items stocked.Coordinate all inspections of the fire safety systems including extinguishers smoke alarms etc.

Ensure hotel is prepped and ready for the yearly Los Angeles Fire Certification.Participate in required M.O.D.

coverage as scheduled.Evaluate and spot check the work of all staff and contractors or outside laborers.Maintain files of and be familiar with all operational manuals and warranty agreements for equipment.Immediately follow up on any alarms to determine the exact location and cause; determine emergency status and report to Executive Committee with findings.Ensure that Engineering staff are at all times attentive friendly courteous and helpful to guests all other staff and managers.Maintain a professional working relationship and promote open lines of communication with managers employees and other departments.Ensure that pool is in compliance with Los Angeles health codes.Use proper two-way radio etiquette at all times when communicating with other employees; Ensure the proper use of radio etiquette within department.Chair Safety Committee as well as help coordinate fire drills, active shooter, earthquake, and the training of all employees on safety procedures.Establish and maintain key control system.Other duties as assigned.Summary of Job Requirements: High school diploma or GED; 5 years’ experience in the hotel, members club, resort or related professional area in a management capacity.2+ years’ experience in mechanical trades or equivalent HVAC, electrical engineering training.Understanding of the engineering design and operational aspects of the Base Building and Critical Support Systems and Components.Experience with uninterruptible power systems, emergency power systems, energy management systems, HVAC, fluid handling/pumping, fluid filtering, mechanical systems, and electrical systems engineering and operation.Experience in general building maintenance and/or construction, or an equivalent combination of education and experience essential.Experience of maintaining commercial properties with multi-outlet facilities in a Hotel Operation, Food & Beverage Operation, or Private Members Club.Proven track record of maintaining high standards of maintenance and delivery of customer care within their organization.Ability to read HVAC, electrical, plumbing, and architectural blueprints.A background in HVAC, electrical, or mechanical operations is preferred.
· Ability to obtain and/or maintain any government required licenses, certificates or permits.

Must possess, or have the ability and experience to acquire, a first-class operating engineer’s license in boilers and air conditioning as required.Certification requirements as applicable for position to include: CPR and First Aid
