We are looking for a talented Task Force Assistant Community Manager to join our team!
The Task Force Assistant Community Manager will travel to help support communities without a permanent team, assist in acquisitions or disposition processes of a community, and assist in special projects as assigned. They will adhere to all Waterton Residential policies, applicable laws and ordinances including Fair Housing and Equal Employment laws. They will ensure the community is maintained in a manner consistent with established standards and objectives. They may act as the manager in charge, with limited authority, in the absence of the Community Manager. Due to the nature of this role, travel is required up to 100%.
How you will contribute to our team:
Collections: You will assist with the rent collection efforts at your community.Assist with Accounts Receivables in accordance with company guidelines and procedures. Work towards targeted delinquency goal at or less than 2% of total billing. Apply payments to resident ledgers; scan checks daily; follow-up with telephone calls and/or collection or demand notices (letters) to insure prompt payment by residents; create and deliver Non-Sufficient Funds (NSF) notification letters; adjust/correct resident ledgers; utilize Lease Rent Options (LRO); update lease information/changes; etc.
Resident Retention: You will think creatively about ways to engage residents through programs and promotions designed to increase satisfaction and minimize resident turnover.
Leasing and Sales: You will perform all leasing functions, including tours, processing applications, and lease paperwork. You will motivate, engage, and inspire your leasing team to exceed occupancy expectations for the property. This will also help administer the lease renewal program, if applicable. Complete/update the Renewal Worksheet, generate and deliver renewal letters 65 days prior to the lease expirations, generate and deliver renewal leases, and update information in the property management system.
Overall: Youll be an excellent teammate who helps create and deliver departmental and organizational goals, including sharing best practices on process improvement, refining and introducing new Standard Operating Procedures (SOPs).
What our ideal candidate looks like:
Youve been there, done that. Our ideal candidate has a minimum of two (2) years experience in property management and one-year leadership experience or equivalent in a residential community setting.Experience with a larger real estate investment firm is considered a competitive advantage.
You have some credentials. We require a High School Diploma or equivalent. A Bachelors Degree in preferably in Business Administration, Management or other relevant degree is strongly preferred.
Youre a great communicator. You easily manage relationships and build rapport with others. You have good presence when conducting onsite tours with owners, investors, and residents alike.
Youre a numbers person. You are a whiz at reading ledgers, and you understand the importance of timely, accurate metrics. You also have a proven track record managing collections.
Youre entrepreneurial . You are a creative go-getter who wants to build a strong community while being the ultimate team player- helping wherever you can to meet the needs of both our company and our residents.
Youre a fixer . You demonstrate tact and empathy when dealing with Resident and Associate concerns, and you work to resolve them quickly, never losing site of the criticality of customer service.
You like to travel. Due to the nature of this role travel is required up to 100%. Overnight, weekend and overtime may be required. A valid Driver’s License is required. Ability to rent a vehicle is required.
