Assistant Director of Engineering

An ADP Client, the Mansions at Acqualina Residences is actively seeking for an Assistant Director of Engineering to join their team.

Job Overview:Responsible for all aspects of the Engineering department to include the proper operation, maintenance and repair of all HVAC, refrigeration, pools/water features, plumbing, electrical, irrigation, life safety, electrical and mechanical equipment/systems.

Develop, coordinate, and monitor all rooms and public spaces, equipment, and PM programs to ensure the reliability, safety, and comfort of all staff, guest, and residents.

Supervise, train and manage all Engineering staff.Reports to:Director of Engineering (General Manager in the absence of a director)Supervises:All the Engineering teamWork Environment:Engineering workshops, all areas of the buildings.Job involves working:
• under variable temperature conditions (or extreme heat or cold).
• under variable noise levels.
• outdoors/indoors.
• around fumes and/or odor hazards.
• around dust and/or mite hazards.
• around chemicals.Key Relationships:
• Internal: Property manager, Engineering team, and all Estates personnel.
• External: Unit owners/visitors, resident guest/visitor, equipment/supply vendors, city inspectors, local fire department, building trade contractors, service contractors, the Owners, and other Engineers.Required Qualifications:Education/Experience
• High school graduate or equivalent vocational training.
• 5 years training as a stationary Engineer.
• 5 years supervisory experience.
• Knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
• Knowledge of city and state building codes, OSHA requirements, and ADA laws.
• Demonstrated proficiency in supervising and motivating subordinates
• Commitment to excellence and high standards
• Working knowledge of:o plumbing codeso electrical codeso national/local fire codeso local mechanical codeso water treatment programo Comprehension of blueprints and plumbing and wiring schematicso Safe use of power and hand tools, meters, etc.

as it relates to the technical trades
• Knowledge of mechanical equipment critical to the operation of the building.
• Fluency in job related English both verbal and non-verbal.
• Provide legible communication and directions.
• Compute basic mathematical calculations (add, subtract, multiply and divide numbers).

Ability to:
• prepare budgets and ensure cost controls.

• Any building trade license/certificate from the state of FLA.
• 5 years apprenticeship in stationary Engineers program or 5 years’ experience as maintenance stationary Engineer.
• Ability to communicate in a second language, preferably Spanish.
• Computer literate.Job Functions:
• Maintains property including but not limited to public areas, and equipment through development and implementation of preventive maintenance program; ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
• Manages physical operations including but not limited to refrigeration, heating, ventilation and air conditioning, swimming pools, kitchen equipment, emergency generators, plumbing, water treatment, electric systems, and fountains.
• Interfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests.
• Interfaces with appropriate staff/managers, engineers, and outside contractors to review and/or develop renovation and new construction plans, coordinates communication with and work of outside contractors.
• Monitors and maintains proper inventory levels; authorizes purchase orders for supplies and equipment.
• Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property follows all safety and sanitation policies, procedures, and regulations.
• Supervises and assists team in maintenance and repair of equipment, buildings, and property as needed.
• Possesses and maintains thorough knowledge of city and state building codes, OSHA requirements, and ADA laws; implements OSHA and ADA guidelines and programs.
• Possesses and maintains thorough knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
• Develops, implements, and monitors department budget; manages expenses within approved budget constraints.
• Prepares accurate and timely reports as required.
• Hires, trains, supervises, motivates, and develops maintenance/engineering staff; manages schedules and workflow.
• Assigns duties and monitors quality of work; assures team conforms to organizational policies and procedures and safety regulations.
• Provides day-to-day guidance and oversight of subordinates; actively works to promote and recognize performance.
• Keeps up to date on overall activities of the team, identifying problem areas and taking corrective actions.
• Performs other related duties as assigned by management.Supervisory Responsibilities:
• Directly supervises employees within the department(s).
• Indirectly supervises employees within the department(s).
• Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
• Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.Standard Specifications:The Estates at Acqualina, functions 7 days a week, 24 hours a day.

All employees must realize and be aware that at times it may be necessary to move employees from their accustomed shifts as business demands.

In addition, it is understood that business determines the number of hours that are worked, and that some weeks may be scheduled at less than 40 hours and other weeks at more than 40 hours.All engineering employees must be willing to train other members of the team by passing along knowledge and skills to assist them in their development and the advancement of your own.Requirements are representative of minimum levels of knowledge, skills and/or abilities.
