A well maintained hotel has a direct positive impact on the guest satisfaction.

Therefore citizenM is looking for a solid area maintenance manager who can help us change its maintenance organization from reactive to preventive.

A proactive mindset combined with curiosity and sociable personality are very important elements for this role.

The successful candidate has strong people management skills.

acts as a problem solver and His/Her technical experience will help the creation and monitoring of day to day maintenance, minimum out of order rooms and preparing good analysis with the purpose to reduce the amount of incidental interventions..

key responsibilities
management of building related activities in all hotels to ensure the properties are maintained to the highest possible standards ensuring the delivery of the desired guest experience
provide a monthly report on property management (OOO, OOS rooms, outstanding issues, Capex, P&L etc.)
produce annual budgets and forecasts of costs associated with property maintenance and utilities
taking the full responsibility over his/her P&L
procure and maintain operating equipment in line with hotel P&L
set up and roll out the Multi Year Maintenance Plan (Compliance and PPM)
collect and analyze the data from the BMS and the FMIS (Planon) and solve the recurring issues in an efficient and structural way
minimize downtime of essential operating equipment, mitigating the impact on the guest and operating teams at all times
maintain good relationships with third party contractors, ensuring adherence to service level agreements
manage and administer all building and MEP related documentation (drawings, instructions, specifications, etc)
work on health and safety to ensure each property complies with relevant health and safety legislation; adhering to the health and safety policy whilst maintaining accurate records of relevant activities
support the growth and development of his/her team
record and report on activities in line with BREEAM / LEED accreditation and Energy Labels
lead coordination
– and design meetings and give a monthly update on the status of small projects.

Get a clear project brief of the project(s) and monitor them on Time, Budget and Quality
monitor and track the status of project permits, sign-offs and close-outs as it relates to both local city departments & authorities prepare, negotiate and contract Client Supply items
qualifications / skills
a minimum of 5 years leadership experience, with multi-site experience preferred
a passionate leader who brings enthusiasm to work and sets the stage for an inspired performance by his/her team
ability to clearly state plans to achieve goals
ability to communicate tasks to responsible parties
ability to run his own P&L and experience in financial reporting (OPEX/CAPEX)
must have the ability to write routine reports, keep logs, and correspondence and ability to speak effectively with operations/stakeholders
ability to make clear agreements and negotiate with suppliers and other third parties
must be guest service focused and understand the expectations of hospitality demands
strong background in MEP
affinity with IT and Building Management Systems,FMIS systems (Topdesk, Planon, …)
must have the knowledge of country specific health and safety legislation (safety rules, safety awareness information, operating and maintenance instructions, procedure manuals)
languages English and Spanish

This is a full-time position.
citizenM has a vaccine policy in place and requires at least one dose of a vaccine or negative testing weekly.
