SUMMARYResponsible for assisting the Property Manager in the day-to-day management of residential properties in accordance with company policies, lease agreements, and applicable laws.

This is a full-time, exempt position located on site in Los Angeles.ESSENTIAL DUTIES AND RESPONSIBILITIES:Ensure compliance with local and federal Fair Housing Standards.Inspect all areas of the property daily and report any repair or replacement needs to Maintenance Supervisor.Inspect vacated units, determine needed repairs or maintenance, and create the appropriate work orders.Investigate tenant/resident disturbances, violations, or complaints.Resolve problems in accordance with regulations established in the lease agreements and/or condominium documents,Follow-up on tenant/resident complaints about malfunctioning utilities or furnished appliancesRespond clearly and promptly to ensure all residents’ requests are fulfilled.Update project computer database whenever a tenant submits notice to vacate, and when a unit sells, rents, and closes.Schedule and coordinate all logistics for tenant move-outs and resident move-ins to ensure a smooth transition.Manage current leases: collect, post and deposit rental payments and impounds as due; send late notices, collect past due rents & NSF, initiate evictionsHandle collections for all past tenants with a balance due.Assist Marketing Department in organizing and creating resident functions and newsletters.Serve as the Accounts Receivable, Accounts Payable and Marketing liaison for property.Perform duties of Leasing Agent when necessaryAdhere to the company’s customer service standards.Perform other related duties and assignments as required.SUPERVISORY RESPONSIBILITIESMay assist in supervising staff.QUALIFICATIONS:Proficiency in Yardi/CRM or other property management software systemKnowledge of Microsoft Word, Excel and Microsoft Suite.Basic computer and internet skillsExcellent written and verbal communication skills.Ability to multi-task and adapt to changing priorities.Strong analytical skills and problem-solving abilitiesMust interact effectively with all levels of employees and external contacts.Must work well under pressure, exercise good judgment when making decisions and handle stressful situations in a mature, professional manner.EDUCATION and/or EXPERIENCE:Bachelor’s Degree and 2-4 years of related training or experience,or an equivalent combination of education and/or experience.CERTIFICATES and LICENSES:Certified Apartment Manager (a plus, but not required)LANGUAGE SKILLS:Ability to read, write and comprehend simple instructions, correspondence, memos and reports.

Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.PHYSICAL DEMANDS:While performing the duties of this job, the employee is regularly required to sit and talk or hear.
