CompanyOur client is one of the largest owners, operators and developers of industrial real estate in North America.

The firm is presently capitalized through a series of closed-end private equity funds predominantly from institutional investors.

They remain one of the most active industrial Developers in the US with assets in 45 states and over 40 mm SF of properties in its portfolio.RoleServes as lead development executive working in concert with local development teams and capital markets.

Primary premise is to act as fiduciary for joint venture partner capital to ensure we act in the collective best interest of the capital partner and the respective real estate projects from initial site selection, design, permitting construction, lease-up, and ultimate promote and buyout.

Work with EVP Capital Markets on relationship management with a current JV partner and other capital partners relative to programmatic speculative industrial development nationally.

Also serve to mentor our local Developers with a specific requirement to ensure all projects are developed in a class A manner that will stand the test of time for a core long-term hold by our JV partners.

Ensure strict adherence to our joint venture documentation including development budgets and schedules, as well as JV Partner communication and project level decision making business development to support Ryan’s general commercial real estate product type as well as sector-specific markets.Reporting StructureReports to President/CIO.

Partners with divisional and regional leaders, local developers, National Director of Architecture Industrial and Associate Director of Architecture, market sector VP’s, construction operations VP’s, regional real estate management, and corporate marketing function to serve as a key resource to local development teams while concurrently serving as the lead executive liaison with our programmatic JV partners.ResponsibilitiesWork in conjunction with our capital markets team to secure additional programmatic commitments from other fund advisors and institutional capital sources.In conjunction with our Architecture and Engineering teams, work to ensure that the projects meet class A institutional design and functionality standards as well as meet the core market demand.

A key driver will be to ensure the projects are developed with a long-term core hold strategy in mind versus a merchant build strategy.Jointly develop the annual investment targets and resultant revenue and profit goals with the President, divisional and regional leaders, and capital markets.Work with the corporate build to suit sector leader and regional leaders to enhance brokerage relationships.Maintains contact with individuals and firms within the industry that help create opportunities for our firm.Assess potential development sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances, and applicable fees.

Work collectively with local Developers to prepare proformas and pursuit costs forecasts in accordance with our JV structures/terms and present in conjunction with local development teams for internal deal approval process.Responsible for on-going JV Partner relationship at the executive level, ensuring that design, construction, and property management are meeting client expectations.Knowledge, Skills, & AbilitiesIs a recognized leader within the external development/construction community, including active and visible involvement in the appropriate associations.

Extensive experience developing projects with institutional joint venture partners from cradle to grave.Extensive speculative institutional development experience with an emphasis on industrial product is mandatory.

Additional experience in office, biotech, and/or multi-family development is a bonus.A proven track record of leading and working collaboratively with diverse teams of Developers, Architects, General Contractors (and their subs), and Real Estate Managers in the execution of complex development projects.Proven track record of establishing new relationships (sales and marketing) and maintaining positive customer relationships, effectively balancing sales and relationship-building skills with technical expertise.Strong experience in successfully executing spec industrial project marketing and leasing programs with proven broker relationship building tactics.Proven track record of managing a regional P& L.Proven financial skills, knowledge of project costs and feasibility, as well as specialty team financial status tracking and executive level reporting.Interpersonal communication skills, including the ability to effectively collaborate in a matrix organization.

Education & ExperienceBachelor’s degree in real estate development, construction management, engineering, real estate management, or related field.

Advanced degree preferred but not required.10 year’s institutional quality speculative commercial development and construction experience, as well as leasing oversight, with 5 years in an executive leadership position.Experience in leading business development.
