VP Property Operations We are looking for a very special individual.

Qualified candidates will have expertise in residential real estate management, proven experience in running a large scale property management organization, and are seeking to work in a fast-paced, team-oriented, technology-intensive environment.

Position responsibilities include building and overseeing the property management and leasing teams in a rapidly growing environment.

This role requires extensive business management and operations experience and an entrepreneurial spirit.

The role will be based in and work from our offices in Dallas Texas and have oversight of our national portfolio of single family homes.

643 Capital Management is a privately owned real estate investment, operating and management firm focused on both debt and equity investments based in San Francisco.

643 Capital invests on behalf of its institutional capital partners as well as prominent family offices through the firms discretionary funds.

A position with the Company represents an opportunity to get involved with emergent product types within the real estate asset class, and to contribute to the growth of new investments.

The firm is expanding quickly in the single-family rental asset class
– utilizing a fully integrated platform with capabilities that span market research and analysis, acquisitions, renovation, leasing, and property management to invest in this new asset class.

The Company is currently expanding into new markets, and is seeking to build out the broader team.

www.643Cap.com Key responsibilities: Supervise a rapidly growing portfolio of single family homes Build and lead a leasing team and a property management group with centralized and field-level personnel across multiple geographies.

Establish and implement leasing and property management processes, policies and procedures Identify technology solutions to drive efficiency and effectiveness.

Create operating budgets; prepare high
– level operational review documents and variance reports.

Annual operating expense reconciliation.

Interact and partner with acquisitions, construction, and accounting Negotiate with service contractors and suppliers.

Manage, develop and mentor staff, complete staff performance evaluations.

Qualifications: Bachelor&039;s degree from a four-year college or university required.

MBA preferred.

Strong experience in residential real estate management.

Experience managing a large multi-regional residential property portfolio.

Experience and creativity in marketing and leasing properties to residents Proven experience managing residential property operations, including turn management, collections, and work orders/customer service.

Able to diagnose and address performance issues and to develop action plans to improve operations.

Skilled at developing policies and procedures.

Proven success in meeting operational budgets and goals.

Fluent in the language and principles of investment real estate.

This person will have a quantitative approach to the business and will bring a cost/benefit discipline to their approach to operations.

Extremely comfortable working in a technology-driven environment.

Detailed knowledge of real estate property management including asset marketing, contract negotiations, leasing requirements, fair housing law, risk mitigation, lending requirements, insurance requirements, and tax and legal matters regarding real estate investments.

Strong sales and negotiation skills.

This person should also have the following personal qualities: Exceptional leadership skills Analytical, hands-on approach to managing the details of a large and complex business.

Strong, confident communicator who has the ability to lead a large team, including third parties as needed, to produce better than anticipated results.

Team player, important member of the management team.

Must have the ability to communicate well with equity partners verbally and in writing, and be able to articulate positions clearly and factually.
