Job Description:
As part of Company’s International team and reporting to the Senior Vice President, Americas, the successful candidate will be responsible for the sourcing, evaluation and execution of new investment opportunities in the US, with exposure to a variety of traditional and alternative asset classes, including logistics, multifamily, office, student housing, data centers, life science as well as situations involving platform-level investments.
Responsibilities:
- Assist with the sourcing, and lead the evaluation, execution and oversight of new and existing investment opportunities including both direct and joint-venture investments, consistent with Company and the International team’s strategy.
- Lead the negotiation and documentation of transactions, including LOI’s, term sheets, JV documents, PSA’s and loan agreements, when applicable, as well as tax and legal structuring.
- Oversee the underwriting, due diligence, commercial and market research process(es) for new investment opportunities.
- Manage the internal Investment Committee process, including the preparation of Investment Memorandum and presentation to senior management, and provide investment recommendations to Managing Director and President.
- Help develop and advance Company’s profile in the market, including maintaining strong relationships with relevant brokers, bankers, potential partners and attending industry conferences and events, when applicable.
- Work directly with the Senior Vice President and Managing Director to regularly assess investment focus and strategic prioritization. Ensure alignment of International program with Company’s real estate strategic plan, goals, and objectives.
- Help manage joint venture partner relationships and work directly with Asset Management and Portfolio Management to provide active oversight of existing investments (and development projects), including regular performance updates, budget reviews and valuations.
- Monitor and regularly assess external managers as to investment performance, risk management, financial controls, and efforts to perform as a responsible property investor.
- Review and manage the internal real estate group risk management and approval processes for international real estate investments. Ensures compliance with Company’s real estate policy and investment guidelines.
- Provide regular internal reporting and present to senior management and the Board of Directors as required.
- Actively manage and provide mentorship to junior members of the deal team and be a trusted and collaborative member of the International team.
Education & Experience:
- Bachelor’s Degree; preferably in Real Estate, Finance, Architecture, Engineering, Construction Management, or a related discipline. CFA/MBA preferred.
- Minimum 10 years+ of progressive institutional level investment experience focusing on sourcing acquisition and development opportunities within the US.
- Exposure to a diverse mix of real estate asset classes, corporate, debt, structured real estate and / or PropTech
- Superior communication and interpersonal skills, with the ability to work, communicate and present effectively with a wide range of people, including senior management.
- Collaborative and team-first orientation. Ability to build relationships and work effectively with external partners and internal teams from various backgrounds and across functional areas.
- Demonstrated track record of leading the evaluation and execution of complex real estate transactions with meaningful contribution to the execution of broader investment strategies.
- Self-starter, deep intellectual curiosity, strategic and critical thinker with a keen attention to detail.
- Strong analytical skills and foundational real estate knowledge. Advanced user of Excel, Word, PowerPoint, ARGUS; proficient or familiar with Bloomberg.
