Lease Administration Analyst

Acadia is a commercial leasing, management and development company, specializing in retail properties, with a portfolio of 120 Properties.

This position reports to the Manager of Lease Administration.

This position is responsible for all phases of analysis, administration, and processing of all lease data and charges, including analysis and preparation of all billings, such as common area maintenance, insurance, real estate tax and percentage rent.

Lease data is used by all areas of the company thus it is extremely important that the data be accurate and updated on a timely basis.Job responsibilities: Calculate and prepare tenant billings for Common Area Maintenance, Insurance, Utilities, and Real Estate Taxes.

Includes an analytical review of current year expenses to prior year expenses, providing explanation of any variances.

Prepare organized complete and uniform files supporting the billings in accordance with departmental guidelines.

Resolve tenant questions and disputes by researching and analyzing billings and lease language including CAM/Tax Audits.

Ensure any revisions are done within the allotted timeframe or properly escalated to supervisor prior to the due date.Work closely with the Accounting, Leasing, Tenant Coordination, Property Management and Legal departments to assist with lease interpretations as it relates to tenant issues.

Regular monitoring of tenant accounts, including tenant contact and collectionsAbstract, interpret, input, and analyze information on leases, amendments, assignments, and other legal documents in accordance with departmental policies.

Ensure that all applicable bills are prepared in accordance with lease terms.

Determine appropriate charge types, MRI expense pool set ups as well as various calculation methods for charges.

Participate in the performance on due diligence activities for potential acquisitions.

This includes the analyzation of lease language and billings and verification to due diligence materials.Prepare and maintain weekly work status schedules to be reviewed with your manager for prioritization.Regularly review tracking schedules to ensure that Reconciliations are completed timely.Assist the Manager and Vice President with other duties and specific projects as assigned.Job Requirements:Bachelor’s Degree in Accounting or Finance preferred.

Degrees in other business-related areas will be considered.2 years of commercial real estate experience in corporate accounting, property accounting or lease administration preferredUnderstanding of basic accounting and business principlesIntermediate knowledge of Excel Ability to read and interpret complex lease languageAbility to meet deadlinesStrong written and oral communication skills.Detail orientedAbility to prioritize and multitaskAbility to be successful in a fast-paced environmentProficiency in MRI a plus.Acadia Realty is an Equal Opportunity Employer
