We have an immediate opening for an experienced Superintendent who will be responsible for scheduling and managing all aspects of the onsite and offsite construction process on multi-family projects. This project is located in Los Angeles.
Superintendent Responsibilities:
- Responsible for construction site supervision at all times
- Develops base line schedule for all trades to formulate a production sequence that is logical, efficient, and cost effective
- Forecasts changes and delays, to provide Project Manager with weekly schedule updates in the form of a 6-week look ahead
- Creates agenda and conduct weekly trade meetings with foreman onsite, distributes the 6-week look ahead, makes them aware of project scheduling and any jobsite issues, and collaborates to solve problems
- Ensures appropriate work force is onsite to perform per subcontractor’s schedule, updates with daily manpower counts, and maintains daily event and progress logs
- Understands and enforces the scopes of work, ensures each trade complies with contract performance, and completes their contractual obligations
- Schedules and creates a punch list before tenant occupancy, ensures trade contractors timely complete their scope of work, and ensures timely performance of any final pickup required
- Works with Project Manager to resolve contractual issues, such as interpretation of contract language, scope descriptions, and negotiation of change orders
- Advises Project Manager of any deficiencies or discrepancies in building plans and specs, initiates RFIs and proper documentation as required to Project Manager and affected trades in the field
- Redlines plans to create as-built conditions for official recordation purposes
- Reviews all submittals for accuracy, completeness, and company standards, ensures that all installed materials match approved submittals
- Identifies and corrects unsafe working conditions and OSHA violations, documents the infraction/condition, reports to appropriate entity for corrective measures and, if necessary, initiates additional actions deemed suitable to minimize risk to builder/owner
- Follows and maintains jobsite policies and procedures, including, but not limited to, OSHA, SWPPP, BMPs and Emmerson Construction requirements
- Serves as liaison between public building officials, utility company representatives, special inspectors, and city engineers
- Helps to qualify potential vendors/subcontractors for bid and subcontracting purposes
- Ensures that construction meets ADA requirements as outlined on the plans and brings attention to items that may be additional requirements by building officials in each respective municipality
- Ability to read civil plans, soils reports, wet and dry utility plans, and work with transit and or level to check grades, lines, elevations that are established for project horizontal and vertical control
- Checks subcontractor layout and ensures full compliance with plans and specifications and reconfirms spot elevations, anchor bolt /HD layouts, building corners, slab slopes and elevations, and maintains complete responsibility of proper layout

Qualifications:
Four years of experience in the multi-family construction industry or ten years of experience in construction management; or an equivalent combination of education, training, and/or experience from which comparable knowledge, skill, and abilities have been attained;
- Advanced working knowledge of Type 1A construction methods and materials, relative to UBC, NEC, UPC, and NFPA codes and regulations. Familiarity with Type 3, Type 5 construction a plus.
- OSHA 30 certification required
- Proficiency with Microsoft Office (Word, Excel, Outlook, and Project)
- Experience working with owner representatives a plus
- Understanding of various construction contracts (GMP, cost plus, lump sum, etc.) a plus
- Extremely organized with ingrained ability to prioritize and multi-task in a fast-paced environment
- Keen attention to detail with focused adherence to strict deadlines and procedures
- Sound problem-solving skills with demonstrated ability to exercise sound independent judgment
- High level of integrity and dependability, including handling sensitive and confidential information
- Teamwork mindset and temperament to work effectively with a diverse group of people
- Effective ability to communication clearly and concisely, both verbally and in writing
- Genuine desire to work in real estate development affordable housing industry
