Acquisition Analyst

We are a hospitality real estate start-up looking for a self-driven Real Estate Acquisitions Analyst based in Southern California. The analyst will help Mogul execute its hotel and residential real estate ambitions. Responsibilities include leading the company’s efforts related to acquisition underwriting, transaction execution, and investment memorandum preparation.

The ideal candidate will have experience with real estate finance and hotels/hospitality. This candidate will feel comfortable modeling scenarios and using insights they have discovered to communicate important themes and discoveries to company leadership. This position is a combination of working virtually and in-person in our Los Angeles office. You must be based in Southern California (preferably LA or Orange County) and be able to work under minimal supervision and training. We are looking for a minimum full-time commitment of 6 months, ideally starting as soon as possible.

Responsibilities

  • Utilize acquisitions model to underwrite new acquisition deal flow
  • Evaluate and screen potential acquisitions for a match with Mogul’s investment criteria
  • Gather property-specific and market information by researching a variety of sources including industry, regulatory and economic information, demographic data, and property information
  • Direct the preparation of initial asset level business plans, including documentation of strategy and forecast of financial performance
  • Assist with writing acquisition briefs for investment committee
  • Present and defend potential deals to the investment committee for approval
  • Draft letters of intent (LOIs) for new deals
  • Perform market research for potential deals
  • Assist with coordination for due diligence for closings
  • Conduct onsite visits to target acquisitions as needed
  • Interact and negotiate with sell-side real estate brokers, maintain professional relationships and network as needed
  • Identify financial risks and provide mitigation strategy for risks
  • Study business and economic trends and make financial recommendations

Requirements

  • Bachelor’s degree in Business, Economics, Finance or equivalent experience
  • 3-5 years of experience in real estate asset management and/or acquisitions.
  • Comfort and proficiency in underwriting and analyzing real estate debt opportunities
  • Advanced Excel modeling skills required
  • Strong desire to succeed and ability to work effectively with minimal oversight, while functioning in a team environment
  • Passion for commercial real estate and desire to grow with an exceptional team
  • Ability to generate high quality, error-free work product for internal and external distribution on tight deadlines with minimal oversight
  • Strong quantitative skills and demonstrated analytical and problem-solving ability
  • Strong organizational, time management, verbal, and written skills

Preferred Qualifications

  • Hospitality/hotel experience
  • Experience working with an Owner/Developer
  • MBA
  • CFA or CPA
