ResponsibilitiesTo learn more about our maintenance technician job click here: https://vimeo.com/434427240Related Management is currently seeking an experienced Maintenance Technician to join us at a 271 unit A+ Luxury Residential Community in DownTown Los Angeles .Responsibilities include:* Completion of resident work orders (general repairs, plumbing, appliance repairs)* Prepare vacant units for future renters* Upkeep of the grounds, amenities (pools, etc.), and BBQ grills (indoor/outdoor)* Ensure all equipment is in working condition and follow preventative maintenance schedule* Communicate with the Resident Manager about unsafe or hazardous environments on the property* Inspect, weather systems, CCTV cameras, and equipment to ensure safe, well-maintained conditions, identify hazards, defects, and the need for adjustment or repair* Perform troubleshooting and repairs; replacing worn or damaged equipment.* Assist with preventive maintenance and troubleshooting equipment.* Complete maintenance work orders as assigned and in a timely manner.* Maintain inventory of tools, supplies, and equipment; recommend tools, supplies, and equipment for purchase.* Basic ability to read, interpret and work from blueprints, drawings, or oral instruction on a variety of structures related to the construction project* Responsible for record keeping, both electronic and hardcopy, of all maintenance performed and scheduled on equipment including repairs, inspections, equipment decommissions, etc…* Coordinates with vendors for major repairs and maintenanceBenefits:* Comprehensive Medical, Dental, Vision, Life, Disability & Flexible Spending Accounts* Paid Time Off & holidays* 401(K)* Tuition reimbursement* Robust modern fertility program* Incentive bonus program* Commuter benefits* Employee Assistance Program & more!#LU1Qualifications* 3 years of experience in general maintenance at a High Rise Buildings* HVAC : repairs, cleans, replaces, etc.* Plumbing: repairs, replace parts, installation* Carpentry: repairs and installs doors, shelves, countertops, locks, etc.* Painting: drywall/plaster repairs, painting* Electrical: troubleshooting of high voltage equipment and repair* Appliance: experience in unit appliance repairs ( Refrigerator, dishwashers, washer/dryers, microwaves, elctric range)* Must able to lift 50LBS and stand for 8 hours* Experience, Qualifications and Skills* Must be comfortable being at heights of 1,000 feet or more in all weather conditions for extended periods of time* Thorough knowledge of proper safety techniques and procedures while using chemicals, power tools, hand tools and equipment* Knowledge of proper lifting techniques; understanding of methods, techniques, materials, tools and equipment used in maintenance, repair and electrical work* Ability to use required tools and equipment skillfully and safely; understanding of building codes* Ability to learn and apply proper maintenance procedures and use of equipment and supplies* Ability to follow procedures installing, testing, operating, or repairing equipment or technology systems* Knowledge of occupational hazards and standard safety practices.* Flexibility regarding scheduling based on business demand* Ability to multi-task and prioritize a variety of tasks with minimal direction* Experience with rigging and rope climbing equipment* Proven teamwork skills* Ability to lift up to 50 lbs.* Able to sit and/or stand for long periods of time and climb multiple flights of stairs multiple times daily* Ability to bend, twist, and stretch* Capable of fully extending arms overhead* Dexterity to pinch/squeeze with force* Emergency on-call rotation is requiredOverviewRelated Management Company (RMC) is the owner and operator of a premier portfolio of assets valued at over $60 billion.
