HVAC Technician FT

POSITION PURPOSE
To repair, maintain, and inspect the HVAC/R systems and equipment, air quality, and refrigeration equipment of one or more properties to ensure a comfortable and working quality of air for guests and staff members.

In addition, this position may handle general maintenance and hotel/guest calls.

ESSENTIAL RESPONSIBILITIES
Maintains properties HVAC/R systems and equipment through daily inspections and routine maintenance of kitchen equipment, AC, Heating, and other related maintenance activities.
Monitor and control property temperature.
Replaces air conditioner filters.
Monitor and analyze energy and utilities usage.

Calibrate all controls, gauges, meters, and other equipment.

Assemble, install, test, repair, and maintain electrical systems or electronic wiring.

Assemble, install, and maintain pipe assemblies, fittings, valves, etc.

Collaborates with Director of Engineering or Chief engineer and General Manager concerning need for major repairs or additions to lighting, heating, and ventilating equipment.

Tend furnace, air conditioner, and boiler to provide heat, cool air, and hot water for guests.
Respond to guest room calls as required.
SUPPORTIVE FUNCTIONS
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the manager based upon the requirements of the hotel:
Assist with any guest inquiry.
Welcome and acknowledge all guests according to company standards and anticipate and address guests service needs.

Speak with others using clear and professional language.
Follow all company and safety and security policies and procedures.
Report maintenance problems, safety hazards, accidents, or injuries.
Complete safety training and certifications.
Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets.
Develop and maintain positive working relationships with others and listen and respond appropriately to the concerns of other employees.

Ensure adherence to quality expectations and standards; and identify, recommend, develop, and implement new ways to increase organizational efficiency, productivity, quality, safety, and/or cost-savings.
Perform other reasonable job duties as requested by direct and indirect Supervisors.

PHYSICAL DEMANDS
Must have full range of reach motion to reach overhead and below the knees.

Must be able to move in confined or elevated spaces and over sloping, uneven, or slippery surfaces.

Must be able to move up and down stairs, service ramps and/or a ladder.

Must be able to bend, stoop, squat and stretch frequently.
Environmental conditions are inside, a job is considered inside if staff spends approximately 75 percent or more of the time inside.

Temperature is moderate and controlled by hotel environmental systems.
Must be able to work in extreme temperatures like freezers (-10 F) and kitchens (+110 F), possible for one (1) hour or more.
Must be able to stand and exert well-paced mobility for up to four (4) hours in length.
Must be able to exert well-paced ability to maneuver between functions occurring simultaneously.

Must be able to exert well-paced ability in limited space and to reach other departments of the hotel on a timely basis.
With assistance, must be able to assist with moving, lifting, carrying, and placing of objects weighing in excess of 100 pounds occasionally.
Must be able to move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds frequently.

Must be able to grasp, turn, and manipulate objects of varying size and weight.
Must be able to talk and hear continuously in the process of communicating with guests and staff members.
Vision occurs continuously with the most common visual functions being those of near and color vision and depth perception.
Requires manual dexterity to use and operate all necessary equipment.
Ability to work primarily with fingers to pick, pinch, type and carry out substantial movements (motions) of the wrists and hands as well.
SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES

Must be able to speak, read, write and understand the primary language used in the workplace.
Must be able to read and write to facilitate the communication process.
Requires good communication skills, both verbal and written.

Must possess basic computational ability.

Must possess basic computer skills.
Must have working knowledge of Micro soft excel
Knowledge of federal, state and local laws, ordinances and regulations.

Ability to solder and fit pipes.

Demonstrates working knowledge of electrical circuits.

Capable of demonstrating working knowledge of Micro Soft Office and Word programs.
Able to read blueprints and understand electrical diagrams.
Capable of demonstrating the ability to work in a clean and safe manner.

Strong mathematical background
Ability to prioritize need repairs and stay organized.
Working knowledge of electronic repairs.
Working knowledge of ice machines.

EDUCATION & EXPERIENCE
High School diploma or equivalent preferred.
5+ years as a repair echnician working on Kitchen Equipment, HVAC and refrigeration.

LICENSES OR CERTIFICATIONS
EPA issued universal refrigerant license
Completion of course (not class) in HVAC repair, installation, and controls.
Completion of training relating to boilers, heaters and alliances (can be class)
GROOMING
All Staff Members must maintain a neat, clean and well-groomed appearance per Azul Hospitality
– SVI, LLC standards.

Refer to the property specific required grooming and uniform standards policy.
ATTENDANCE
Regular attendance in conformance with the standards, which may be established by Azul Hospitality
– SVI, LLC, from time to time, is essential to the successful performance of this position.

Staff with irregular attendance / tardiness will be subject to disciplinary action, up to and including termination of employment.

Upon employment, all staff is required to fully comply with Azul Hospitality
– SVI, LLC rules and regulations for the safe and effective operation of the hotels facilities.

Staff members who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment.

Due to the cyclical nature of the hospitality industry, staff members may be required to work varying schedules to reflect the business needs of the hotel.

In addition, attendance at all scheduled training sessions and meetings is required.
