- Works directly with tenants and team members to diagnose, assess & repair issues primarily HVAC, but may include electrical, lighting, plumbing, windows, walls, flooring and roofing.
- Reads & interprets technical engineering, mechanical, electrical, and plumbing drawings, blueprints and diagrams.
- Perform HVAC PM’s and other equipment preventive maintenance as it relates to the respective building, maintains all PM Logs. Ensure PM’s are performed per schedule in order to ensure optimum operation of subject equipment.
- Addresses work orders for corrective repair on a daily basis, updating notes daily.
- Perform exterior as well as interior physical inspection of the buildings, report deficiencies.
- Repair deficiencies within capabilities or coordinate assistance from other engineers or outside vendors so repairs can be completed timely. If necessary, obtain up to 3 proposals for repairs that are outside of scope of work or as requested by Manager.
- Maintain interior and exterior of buildings to include but not limited to the following:
- Complete HVAC preventive maintenance and repairs as needed.
- Operate, maintain and repair all HVAC systems, including but not limited to chillers, boilers, heat pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water.
- Thermostat installation, calibration, replacement and or adjustment of pneumatic and digital systems.
- Knowledge of BAS systems, i.e. Siemens, Tridium, Johnson Controls.
- Maintain electrical power distribution and auxiliaries for the building’s lighting and control components.
- Replace lamps and or ballasts in common areas and tenant spaces, common corridors, stairwells, restrooms, janitorial, mechanical, and electrical rooms.
- Replace damaged or broken ceiling tiles as needed.
- Inspect, maintain, and repair as needed all access doors into the buildings insuring proper use and function.
- Replace door handles/locks at tenant doors as needed.
- Oversee Fire Life Safety System maintenance.
- Safety Inspections including but limited to enduring that common areas and exterior walkways are free from hazard, cracks in concrete, holes in hard surface walkways, lifted curbs, etc.
- Order/pick up supplies and material as needed that may be used on a regular basis.
- Maintain inventory and organization of engineering shop and building plans.
Accountability (including but not limited to the following):
- Communication –
- Respond in person to tenant with respect to tenant’s work order. Maintains records of customer interactions and transactions, recording details including actions taken via the work order system.
- Follows up on unresolved customer service issues to ensure issue resolution.
- Prioritizes and manages daily workload to ensure successful completion.
- Responsible for the timely and accurate completion of maintenance work orders and preventive maintenance tasks for multiple properties and reporting to Manager.
- Schedule –
- Maintain schedule to ensure most urgent work orders or tasks are a priority and responsible for coordinating/scheduling the remaining items to be completed.
- Responsible for tracking mileage between properties.
- Meetings –
- Participate in meetings by providing updates to work in progress, property observations, suggestions, or comments on property facilities.
- Provide cost saving measures by bidding out projects as needed and research suppliers to ensure best pricing for materials is received.
TECHNICAL PREREQUISITES
- EPA 608 Certification
- HVAC/R Certification
- Six years minimum hands-on experience.
- Experience operating computer systems for service tickets, inventory, maintenance records, key card system and EMS system programming.
- Must provide and use own hand tools to perform duties required, unless otherwise specified by the property.
- Ability to communicate in a positive and professional manner with tenants, employees and vendors.
- Ability to exercise good judgment.
- Projects a team player attitude.
- Strong customer service and management skills.
- Maintains a professional image by meeting all dress code standards, must provide work appropriate foot ware, pants, and belt. Employer to provide shirts, jackets and hat if requested.
- Available for emergency calls, possible weekend and overtime shifts.
- Must be 21 years of age and have a valid CA driver’s license
PHYSICAL REQUIREMENTS
- Requires recurrent walking, pushing, pulling, bending, standing, reaching, and the ability to ascend stairs and ladders.
- Frequently lift and/or move up to 25 pounds and regularly lift and/or move up to 50 pounds or more.
- Work in any weather conditions.
