Salary Range: CM III – DSA Class 1 Construction Inspector
$145,000 to $165,000 per annum
Within this range, the actual salary will be based on experience.
Position Description:
Project Inspector / Construction Manager III is responsible for performing a combination of the following essential job functions: inspect a variety of projects including but not limited to permitted and other various projects as assigned by the Program Management Office (PMO) or their designee.
This position will ensure compliance with permitted, and Division of the State Architect (DSA) approved plans; inspects construction related activities to ensure proper interpretation of engineered construction plans; report variances and document inspections; respond to inquiries and complaints from PMO, District Personnel, or external agencies.
Perform continuous inspection on one or more projects; identify, report, and resolve minor issues impacting assigned projects; ensure approved materials are received and correctly implanted within the project; coordinate testing of materials when necessary; perform calculations from the plans verifying locations, grades and depth of utilities within the project; identify non-compliant work and take appropriate action to bring back into compliance in The Field Act (AB 1545).
This position will ensure all changes and/or modifications are noted on the final plans and comply with code requirements
Make photographic documentation of the progression of the assigned projects.
Document and maintain thorough, accurate and informative daily, weekly, monthly and final reports; maintain dialog, coordination and communication with other departments, both internal and external agencies.
Understand CALOSHA worksite safety requirements; use department equipment and safety attire in accordance to all rules and regulations.
Thoroughly review plans and specifications and report any discrepancies to supervisor; immediately report critical issues and/or possible delays to supervisor.
This position also ensures any required permits have been obtained and are being followed.
Attend all safety meetings and assigned training classes.
Drive to and from assigned projects and comply with all departmental driving policies.
Manage, oversee, and coordinate all facets of construction related to Bond funded projects including mobilization, construction, and closeout.
Participate in pre-construction meetings and other related construction activities.
Review contractors’ initial construction schedule, submittals, schedule of values, and respond to contractor inquiries.
Assist the CPT in negotiations with contractors to achieve a fair and reasonable cost for change orders and review their impact on the project as required.
Perform other Construction Management functions as assigned.
Job Requirements:
Minimum Required Qualifications:
8 years’ experience in Construction Management of Commercial and/or Public Facilities, preferably including Educational Facility Construction.
BS or BA in Architecture, Engineering, Urban Planning, Construction Management, or a closely related field.
DSA Class 1 Inspector Certification (Active).
Experience with Division of the State Architect (DSA) construction/design processes
1 year of experience in the supervision or inspection of engineering construction work.
Ability to read and interpret complex construction blueprints.
4 years additional qualifying experience in excess to the minimum stated above, may be substituted for the required education.
Experience with using programs such Microsoft Office and web-based program management software.
Preferred Qualifications:
Experience utilizing Building Information Modeling (BIM)
Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)
Experience in a public higher education capital improvement program.
Experience in alternative delivery methods.
A valid Certified Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI)
