MULTIFAMILY CONSTRUCTION PROJECT MANAGER LOS ANGELES – QUALIFICATIONS:Degree preferable5 or more years of Multifamily experience (Podium deck projects).Strong computer skills.Excellent verbal and written communication.Comfortable working independently.Maintain professional demeanor at all times while managing multiple priorities.PROJECT MANAGER
– PRIMARY DUTIES AND RESPONSIBILITIES:Assist with tracking progress and follow up for completion of entitlements, plan creation, approvals & permits for new buildings.Responsible for coordinating and implementing input from Owner, Architect, and Company regarding specifications and design.Coordinate with including architects, engineers, landscape architects, soils and environmental engineers, and other consultants in preparation of required plans and approvals.Responsible for the creation and management of construction budgets.Competitively bid contractors.Negotiates contracts for subcontractors.Refine Scopes of Work applicable to project requirements.Responsible for putting contract documents together for signature and review of the schedule of values.Responsible for reviewing all invoices and comparison to contracts, payments to date and bank draw submittal for payment.Preparation of schedules and updates.Insure the workmanship and quality of all work by inspecting and approving subcontractors work.Support and manage Superintendant for project success.Get approvals for and maintain records of all changes/modifications to the job, such as change orders and/or purchase orders.Coordinate, schedule and supervise the activities of consultants and trade partners to insure necessary approvals and adherence to building schedules.Responsible for RFI preparation and follow up on responses through implementation in the field.Experience:construction: 3 years (Required)
