Los Angeles based Commercial Retail Shopping Center Real Estate Development Company seeks experienced Project Manager to work out of its Los Angeles office to work on/travel to projects in the Western US.The successful candidate will possess the knowledge and skills to support Project Management and/or Field Operations in performing the technical aspects of managing building and civil related commercial retail shopping center construction projects.
This candidate will support the project management process by performing design tasks such as:-Planning, design & visibility-Estimating, project budgeting, developing proformas-Review and process shop drawings-Handling the work flow of RFI’s-Document control-Change management-Scheduling and other related activities.Responsibilities:Support the Construction Team, or other management roles in the development process throughout all phases of the life-cycle of a project including: planning, entitlements, permitting, estimating, negotiation, contracting, buyout, construction administration and closeout of projects.Manage Technical Consultants: Interview, select and manage technical consultants and contractors to ensure design quality and timeliness meet the needs of the Company and are acceptable to tenants, lending institutions, partners and public regulatory agencies.Coordinate Right-to-Build Issues Work with Development staff, local legal counsel and other consultants to identify development/construction issues, recommend solutions and to obtain the right-to-build for projects.Coordinate Approvals Direct preparation and submittal of architectural and engineering documents to appropriate regulatory review agencies for approval.Represent Company in negotiating resolution of differences to secure timely approval.Manage Funds Prepare project budgets, commitments of funds, and contracts in a timely and accurate manner.
Process invoices from consultants/contractors and monitor expenditure of committed funds within project budgets and according to company procedures.Coordinate Existing Property Issues Work with existing properties to address special building/site engineering and related technical concerns.
Provide technical recommendations to management and Company representatives as necessary.Create, update and maintain a variety of project controls that track the status of: individual projects or task orders, changes to projects or task orders, RFI, shop drawings and submittal, matters involving quality controls, financial performance, close-out and other aspects of the project(s) or task order(s)Work with technical experts to create, review and process shop drawings and other submittals that are required to document the construction processSupport the change management process, by updating logs, routing source documents to/from Owner and general contractor, obtaining pricing, developing estimates and schedules, verify change order and other related activitiesEstablish, monitor, communicate and maintain project schedules utilizing contemporary scheduling software (Microsoft Project, or equal)Review of proposals, RFQ’s, contracts and change ordersMaintain and regularly produce reports utilizing contractor and client specific workflow softwareProactively identify issues that could lead to problems and facilitate solutionsDevelop an understanding of how to maintain and require compliance with all contract terms and legal requirements that govern the project to prevent rework and delaysProvide timely and cordial interaction with supporting work groups, such as accounting, HR, etc.Participate in managing activities that are related to project closeout to ensure timely completion
