Assistant Construction Manager

Currently focusing on opportunistic and value-add multifamily and student housing investments. The business is fast-paced and challenging but rewarding for our independently motivated team.JOB SUMMARY:Under the direction of the Construction Manager, the Assistant Construction Manager supports the successful execution of “Accessory Dwelling Unit” conversions and construction, multifamily building renovations and new construction projects. Responsible for the coordination of the planning, permitting, construction, turnover, and reporting of construction projects to ensure project goals are met.ESSENTIAL DUTIES:• Work with Senior Vice President and Construction Manager to manage a portfolio of renovations of over 1,000 units and a construction pipeline that includes over 100 new ADU units currently. This pipeline is projected to grow substantially in the next 2-3 years. Work includes planning, bidding, contracting, scheduling, coordinating third parties, and working with property operations team to complete projects as intended for leasing.• Coordinate consultants to develop plans for ADU projects and get them permit ready.• Review and coordinate third party consultant plans for construction, and clarify scopes for bidding and contracting.• Coordinate the work on utility providers in concert with construction progress.• Develop project schedules and manager budgets; work with CFO and accounting team to accurately track budgets, commitments, and expenses to date across all construction projects.• Conduct site visits regularly to verify progress and quality.• Manage multiple projects simultaneously and effectively.• Provide accurate and timely status updates of work-in-progress to the Construction Manager.• Complete other tasks and projects as assigned.SKILLS & ABILITIES:• Proficient in MS Office; ability to read and interpret Architectural drawings• Exceptional interpersonal, verbal, and written communication skills; excellent follow through.• Ability to identify resources to solve challenging problems and improve the Company’s projects.• Willingness to dive into, process, and propose solutions based on technical details (zoning and building code, architectural plans, surveys, title reports, etc.).• Highly organized, resourceful, proactive, creative, detail-oriented, and critical thinking skills required.• Well-developed time management skills with the ability to manage multiple priorities.• Ability to present information in a concise and easily understood manner.• Passionate about our mission.
