Come join us.The Vice President of Property Management is responsible for helping to ensure long-term occupancy at the properties by providing and ensuring the highest possible level of customer service to tenants and maintain the appearance of the properties to company standards as well as monitoring the overall financial health of all properties within the assigned region.Responsibilities:Perform routine property inspectionsResolve all day-to-day property management issues timelyEnsure all property management tasks are addressed timely including but not limited to: executed service contracts (one-time, annual, as-needed); tenant and vendor insurance tracking, tenant HVAC tracking, vendor invoice approvals and payments, tenant aging reports, tenant move in and move outs and track tenant CAPS/base yearsManage financial performance of asset including monthly and quarterly reporting, quarterly CAM reconciliations, accruals and any other financial reporting as requested by Asset Management teamPrepare annual operating and capital budgetsPrepare annual CAM reconciliationsAssist with acquisition and disposition due diligenceManage and oversee any insurance claimsComplete annual property tax spreadsheet and ensure timely payment of real property taxesMaintain professional relationship with tenants and vendorsEnsure compliance with codes, regulations and governmental agency directivesAssist construction management team with any tenant and capital improvementsQualifications:Bachelor”s Degree in Business Administration, Finance or related field8+ years property management experience with relevant experience as a property managerDetailed oriented, self-motivated, analytical and computer literate, strong organizational skillsAbility to multi-task effectively in a fast-paced work environmentMRI or similar property management software experienceStrong verbal and written communication skillsHigh level of professionalism and demonstrated ability to maintain confidentiality as required and appropriateCPM, RPM designation (or in progress)Physical/Mental/Visual Demands and Work Environment:The job is conducted in an office work environment but requires significant time out on propertyApproximately 90%%%% of this position”s duties requires use of a computerLimited travelThe work environment characteristics described above are representative of those an employee encounters while performing the essential functions of this job.
