Property Manager

The ideal candidate will be responsible for all operational and financial aspects of properties including budget control and maintenance requests.

You will act as the senior manager and supervise all relevant personnel.

Responsibilities Proactively and effectively lead a team and execute the activities that will result in achievement of the property goals, both financial and operational.

When needed, be able to take direction from the General Manager and CFO.

Be skillful communicating with tenants.

Reply to email requests for information promptly.

Make bank deposits as needed.

Attention to detail and exceptional follow-thru.

Communicate with staff and upper management effectively to ensure goals are being achieved.

Operate the property efficiently in order to achieve maximum return on investment for the property owner.

Manage the rent collection process.

Manage all property staff, supervise their job responsibilities and be able to evaluate their performance.

Model a high level of customer service and ensures all employees display a courteous and helpful attitude towards residents, co-workers and all visitors to the property.

Practices and promotes a team environment.

Ensure all employees maintain a professional appearance and courteous demeanor at all times.

Review, verify and approve timecards online.

Perform regular physical inspections of the property, including common areas, amenities and vacant apartments.

“Make-ready” apartments, follow up with maintenance staff to ensure all work has been completed on a timely manner and to company standards.

Manage the property office activities and staff including leasing apartments, marketing, preparing and submitting financial reports, delinquency reports and accounts payable.

Gains and maintains proficiency with PEAK, the accounting software as well as Microsoft Excel, Word and Outlook.

Plans, coordinates and participates in resident retention process.

Must be able to apply principals of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.

Must effectively convey ideas, images and goals to a diverse group of personalities.

Must be able to demonstrate ability to juggle and prioritize multiple, competing tasks and demands and to seek supervisory assistance as appropriate.

Qualifications Have 3 years of experience managing residential properties.

College degree and/or certification is a plus.

Must be fluent in English and Spanish.
