Assistant Property Manager

Responsibilities

TheAssistant Property Manager is responsible for assisting in the management ofall the off-campus properties owned and operated by UCLA Health.Responsibilities include but are not limited to:Asset management duties; Tracking space requests, allocations, and assignment;Obtaining appropriate space request authorizations, and executing OccupancyAgreements with other UCLA Health user groups; Managing vendor and maintenancecontracts; Developing rental and operating expense reports and projections;General building and property management services.  In addition, the Assistant Property Managerwill support multiple minor construction projects simultaneously within theUCLA Health owned real estate portfolio and leased properties throughout theLos Angeles area.

Other responsibilitiesinclude: Assist with analytics to assess scope of work, evaluate currentconditions, and prioritize improvements of various UCLA Health facilities;Serve as additional point of contact for UCLA Campus Real Estate to addresstenant related issues to successful resolution; Act as additional departmentleasing liaison to UCLA Campus Real Estate by monitoring existing and/or newlease negotiations and documentation functions for UCLA Health leasedproperties; Work with UCLA Campus Real Estate to help coordinate Universitycompliance requirements; Review comparable rates; Review letters of intent,proposals, occupancy agreements, and lease documents; Coordinate documentreview with the University of California Office of the President, asneeded.  In addition, the AssistantProperty Manager will interface with landlords regarding lease enforcementissues, respond to property management issues, and coordinate propertymanagement assessments and repairs.  TheAssistant Property Manager will also assist with special projects, such asacquisitions, dispositions, financial analyses and demographics studies.

Qualifications

  • Bachelor’s degreepreferred
  • 3-5 years’experience in commercial real estate property management, healthcare experiencepreferred
  • Knowledge andunderstanding of basic real estate law concerning commercial leases
  • Ability to readand understand legal and technical documents, leases, CAD files, constructionfloor plans, documentation, construction meetings, change orders, add servicesand budgets
  • Working knowledgeof construction trade practices and processes to manage planning, construction,transition planning and renovation from lease execution to rent commencementdate, and on-going maintenance
  • Demonstratedability in negotiating the terms and language of commercial leases (medical,office, retail and/or industrial) with a collaborative approach to ensure engagementfrom all levels of the organization
  • Demonstratedanalytical and decision-making skills
  • Demonstratedability to resolve disputes
  • Demonstrated skillin mathematical computations
  • Demonstratedattention to detail and ability to accurately document and maintain lease filesand abstracts
  • Working knowledgeof Microsoft Word, Outlook, Excel, PowerPoint, Access and other spreadsheet andword processing software
  • Skill in analyzinginformation, problems, situations, practices or procedures to define theobjective
  • Ability to buildand participate effectively with a team and collaborate with co-workers orothers within a demanding environment with frequent interruptions
  • Ability toorganize, facilitate, and expedite the work of others
  • Judgment and abilityto prioritize work under time constraints in an environment where prioritiesoften change, to meet diverse client needs, level of quality, completeness,clarity and accuracy
