Apartment Maintenance Technician

HIRING 10 WELL-ROUNDED TECHS! $22-$28 per hour! Must be bilingual in Spanish and English! Weekends off! (Properties located in LA County Area!)

Handyman Maintenance Technician (Property Management) Well-rounded floater Techs Wanted! 2+ year experience in all trades, including apartment/home repairs, turnovers, renovations, and ADU’s. Basic knowledge and experience of CA building standards residential codes and remodeling whole units with City permits.

Full-Time, 8 hours per day, Monday-Friday from 8:00 AM to 5:00 PM, 1-Hour lunch break. Weekends off!

REQUIREMENTS:

  • Bilingual Spanish and English.
  • Unexpired valid CA Driver License.
  • Reliable Pickup Truck, Cargo Van, or large SUV, plus unexpired vehicle insurance (No small cars!)
  • Having your own maintenance tools and equipment.
  • Being able to clear background check, drug test, and driving record check.
  • Must provide 3-professional references (previous or current boss, manager, supervisor – No friends or family!)
  • Minimum 2 years prior experience in apartment maintenance, construction, or building remodeling.
  • Ability to handle physical workload.
  • Must meet requirement of legal right to work in the U.S.A.
  • Strong high quality customer service and some knowledge of property management procedures and laws.
  • Highly organized and strong attention to detail.
  • Excellent communication skills (written and verbal).
  • Experience in using AppFolio, Quick Book T-Sheets preferred or willing to learn!


JOB RESPONSIBILITIES INCLUDE BUT NOT LIMITED TO: (Everyday will be different. No day will be the same!)

Framing: being able to read plans and blueprints for interior and exterior wall framing, wall panel, plates, studs, joists, by-wall, butt walls, intersecting walls, ladder back, partition stud, corner stud, header, sill or saddle, cripples, trimmers, manufactured wall panels, etc.

Plumbing: demolition, reconstruction, replacing old system, repiping entire unit with new copper system, installing new fixtures such as, shower valves, showerheads, faucets, toilets, and more!

Electrical: replacing main and sub panels, lighting fixtures, outlets and light switches, etc.

Drywall: demolition, new installation, patching up repairs. Being able to pass all types of inspections.

Patching: applying smooth skim coat throughout the whole unit to leave ready for painting. No bumps, no texture!

Painting: knowledge on all sheens of paint: High Gloss, Semi-Gloss, Satin, Flat, Eggshell (or matte in some products), able to paint units using more than one color, experience with painting rolls, brush, and spraying.

Carpentry: being able to put together ready-to-assemble kitchen and bathroom cabinets and complete installation to meet height and level requirements.

Tile installing/setting: measuring, cutting and placing new tile, even edges, and tile repairs as well, etc.
