Schedule is 7AM – 4PM Monday-Friday
This position may be one of two Apartment Prep Service Managers on the ABM team and will report to the Senior Service Manager, Apartment Preparation. The AP Service Manager will provide quality control, scheduling and supervision of a team of 15+ union employees in the timely preparation of vacant apartments for lease and move-in.
Key Responsibilities:
* Monitor and update the digital make-ready board both in Real Page and excel.
* Responsible for the inspections of the restoration of vacant units to habitable standards.
* Typical Apartment Preparation requirements include:
* Trash out – Removal and disposal of all items left by previous residents.
* Repairs – Restore functionality to all items. Typical: plumbing, electrical, carpentry, and appliance.
* Cleaning – Ensure high level of cleanliness to include maintenance of hardwood floors and cleaning of carpets.
* Painting – Coordinate with painting team
* Coordination – Work with outside contractors to facilitate apartment prep to acceptable standards
* Knowledge of appropriate standards in the area of apartment preparation services
* Ability to provide appropriate feedback to a team of associates to perform apartment prep in a safe and efficient manner.
* Identifying and ordering appropriate supplies and materials.
* Partnering with customer operated warehouse operations to ensure sufficient supply of required parts and materials.
* Support in the Scheduling of all activities to ensure completion of assigned scope with available resources.
* Complete regular inspections of assigned areas to ensure apartment prep standards are met.
* Demonstrate a continuous presence on-site.
The ideal candidate should possess:
* At least five years of experience in large community apartment turn management.
* Ability to supervise a Service Team, inspect apartments, buildings & other community features.
* Talent for scheduling the apartment preparation process and ability to work directly with Property Management.
* Workload prioritization skills.
* Exceptional customer service skills.
* A Team mentality, ability to work independently, and strong collaboration ability.
* Familiarity with regulations and best practices associated with the chemical handling and distribution of janitorial cleaning products.
* Ability to ensure safe work practices.
* Ambition to be developed, develop others and operate in excellence.
* Proficient in the use of Microsoft Excel, Word, Outlook, and Power Point.
