Project Manager (Multifamily Residential Construction)

The company’s services include, general contracting, design-build/design-assist project delivery, construction management, and self-performed work.

Integrare Group was established in 2019, in Los Angeles, CA, by Noyan Uras and Cypress Equity Investments. Noyan Uras is a veteran in the industry with over 20 years of experience in new ground-up developments. Noyan is also the Chief Development Officer at Flyaway Homes—a developer of permanent supportive housing in LA County. Cypress Equity Investments is a prominent privately-owned real estate firm that executes Class “A” multifamily development and acquisition strategies in top-tier urban markets throughout the United States.

A customized package including base salary, target incentive bonus, health insurance, 401K retirement savings plan, and profit-sharing will be developed based on the candidate.

Key Responsibilities:

  • Overseeing total construction to ensure project is constructed in accordance with design, budget and schedule.
  • Ensuring all company, client and project policies, procedures and standards are adhered to.
  • Interfacing with project team, client representative, architect representative and subcontractors throughout the project lifecycle to deliver the project on time and on budget.
  • Creating and monitoring project budget and overseeing project closeout.
  • Implementing effective cost control over labor, material, equipment, and other related expenditures.
  • Coding all invoices with budgets and contracts. Preparing draws and procuring all paperwork including lien waivers.
  • Conducting punch list process at end of project and providing property management a move-in ready project.
  • Ensuring quality control checks of all final products (unit turns, preventive maintenance, capital improvements).
  • Managing the construction process including but not limited to: preparing monthly job/progress reports, reviewing pay applications, attending construction meetings, reviewing change orders, managing consultants to ensure timely responses to request for information; ensuring punch list items are addressed.
  • Continuously sourcing new suppliers and contractors to help reduce cost and improve quality/turnaround of construction; ensure contractors are properly skilled/licensed prior to commencing jobs. Manage all contracts for jobs.
  • Producing comprehensive schedules in various formats and detail to suit different users or audiences. Interfacing the schedule with the project budget.
  • Analyzing validity of schedules submitted by outside parties contributing to the project.
  • Managing and mentoring assigned project team members, ensuring timely activity, integration and efficient use of time and resources to meet requirements.

Professional Experience/Qualifications:

  • 5+ years of ground-up residential and/or commercial construction experience with best-in-class GC firm.
  • 2+ fully completed residential projects (mixed-use; 50-100+ units; $20+MM).
  • A bachelor’s degree in Engineering, Architecture, or Construction Management from top-tier university.
  • Proficient knowledge of building envelope technology, roofing, and waterproofing; building infrastructure such as piping systems and electrical systems; concrete foundations, structures and concrete repair.
  • Proven ability to lead large cross-functional teams and manage various enterprise priorities.
  • Self-directed and results-oriented; able to handle multiple priorities/projects and thrive in a fast-paced, dynamic environment.
  • Able to make decisions, meet targets and work under pressure.
  • Effective communication skills and ability to coordinate with multiple stakeholders.
