Property Manager (Los Angeles)

Are you looking for an opportunity to lead a brand new luxury apartment community? We are currently looking for an experienced Property Manager that will be responsible for the operational and financial aspects of a 585-unit community that includes retail and 241 harbor boat slips under the guidance of the General Manager.

As the Property Manager, you will develop strategic goals and facilitate the property’s performance in all areas. Duties include:

Operations:

Operate financially within the approved budget.

Ensure that all rents are collected when due and posted on time. Perform evictions, utility cut-offs, and landlord liens, as required on delinquent rentals.

Provide leadership and direction for all on-site employees under their supervision.

Recruit qualified candidates for employment; includes prescreening, interviewing, selecting, and selling AMLI to top candidates

Maintain records on all aspects of management activity daily, weekly, and monthly basis.

Implement, design, and maintain a resident retention program, i.e., resident referral program or social activities. Analyze, assess and follow up on Kingsley Index for overall customer satisfaction.

Ensure that all personnel responds to resident service requests or complaints in a timely, efficient and courteous manner. This includes helping residents and prospects before, during, and after leasing an apartment, utilizing AMLI 10 Service Standards.

Maintenance:

Perform physical inspections of the property and verify the condition of vacant apartments. Coordinate with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.

Ensure Preventative Maintenance Programs are effectively implemented

Provide constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance.

Ensure that all property personnel operates within OSHA standards and company safety policies. Have thorough knowledge of Fair Housing laws; ensure that all personnel complies with those regulations through constant supervision and review. Approve and submit all invoices to the corporate office for payment.

EDUCATION and/or EXPERIENCE:

  • High School diploma or general education degree (GED) required; Bachelor’s Degree preferred.
  • Three to five years of work experience as a Property Manager in a multifamily industry.
  • Experience managing Class A properties preferred.
