Overview: The Portfolio Supervisor shall be responsible for the performance of the assigned portfolio of assets.
This includes, but is not limited to, assets value creation, budgeting, strategic implementation, improving NOI, collections, tenant relations, maintenance prioritization, RUBS implementation, personnel responsibility (training, evaluation, replacement recommendation), inspections, and compliance.

Essential Job Functions, includes, but not limited to:
Tenant relations including, but not limited to, leasing, notifications, communication and documentation
Market knowledge including, but not limited to, leasing, maintenance requests, asset modification requests
Regional asset planning including, but not limited to, inspections, upgrades, maintenance, rent, utilities
Asset performance including, but not limited to, budget, rent raises, collection, RUBS implementation
Inspections including, but not limited to, all Section 8, Code Enforcement, Bank and Health Department inspections
Improve NOI and IRR including, but not limited to, asset improvement plans justified through cash flow
Reporting including, but not limited to, budgeting, forecasting, performance, personnel review, owners report, maintenance, financials; monthly, quarterly, yearly
Financials, including, but not limited to, review financial statements, financial performance, bank requirements
Executive reports including, but not limited to, owners, management, investors
Training including, but not limited to, self-learning, subordinates, peers and supervisors
Accounting including, but not limited to, cost, vendors, software database updates, entity constrains
Meetings and asset inspections
Various special projects
Helping other departments as needed to fulfill the overall goals set by the Company.
Perform other similar or related duties as requested or assigned by Management.
Requirements:
Leadership experience, experience in organizational change is a plus
Bachelor’s degree from accredited university, with concentration in accounting or finance preferred
Strong computer skills, including Microsoft Office (Word, Excel, PowerPoint, and Outlook), good presentation skills is a plus
Strong organizational and communication skills
Experience in Property Management Industry a plus.
Bi-lingual English/Spanish a plus.?
Must be self-motivated and self-directed and able to immediately perform above duties with minimal supervision.
In depth knowledge and hands on experience in Fair Housing Laws, handling evictions, collections issues and Section 8 recipients;
Ability and willingness to consistently be adaptable to changing business conditions that may require rapid shifting of strategies or tactics and do so with a positive attitude.?
Ability to think quickly and work effectively in a fast paced team inspired environment.?
Excellent written and verbal communication skills, with the ability to interface with all levels of individuals, both internally and externally, in a professional manner;
Proven ability to be a team player while working in a fast-paced environment with heavy deadlines;
Strong work ethic and hands-on experience, with the capability to exercise independent judgment and decision making;
Strong organizational and time management skills with the capability to adapt in order to handle unexpected changes and delays;
Demonstrated ability to be detail oriented and to work under tight deadlines;
Able to sit for extended periods of time;
Some walking, standing and bending on a limited basis;
Applicants with property management experience on a supervisory level are encouraged to apply.
Resourceful person with administrative background in banking, accounting, or legal, a plus.
