We&039;re currently seeking a driven, proactive Acquisitions Associate to analyze Real Estate transactions and determine if it is a profitable investment for the company to acquire.

You will play an integral part of the company and the growth that will continue to set A-Town Rehabs apart from other residential development companies.

The ideal candidate will be charismatic, have the ability to easily build rapport and will be highly analytical when looking at potential transactions.

You will be responsible for getting properties under contract and taking it through the entire acquisition process.

This is a contract position.

Commission only based position.

Because this is commission based position, the ideal candidate will be hungry to get more business and isn&039;t afraid to take appointments on evenings or weekends.

(Not all the time of course).

Responsibilities The successful candidate&039;s responsibilities will include, but not be limited to: Get offers accepted and build &039;win win&039; situations with agents and home owners via the phone Perform a high level analysis on real estate transactions Work directly with real estate agents, create deals from the MLS and determine if homes should be purchased Analyze real estate deals, estimate repairs using formulas and determine profit Generate buying leads from the MLS and writing offers Network, self-generate marketing and build local contacts Develop client base Canvass Excellent Microsoft Office and internet research skills.

Value all leads that come in, analyze comps and determine AS IS and AS Improved value of subject property.

Diligently follow up on leads received from the Company the same day you receive them.

Follow up face-to-face with sellers at the property and present offers.

Perform extensive Due Diligence on all acquisitions including a full on-site valuation and repair estimate.

Conduct final inspections on all properties once construction completed, ensure properties are in top marketing condition.

Routinely update the valuation of the property to ensure properties are listed accurately.

Field inbound calls from Realtors and customers at all hours, including nights and weekends.

Work with Realtors, buyers, lenders, and title companies to ensure a smooth and timely settlement.

Anything else necessary to help the company meet its goals.

Skills Strong communication skills and the ability to build rapport over the phone Attention to detail, overcoming objections, stress management Charismatic with an outgoing personality The ability to listen, answer questions and create solutions to difficult situations Strong follow up skills with potential property owners Self-motivation and a strong personal drive Desire to learn, follow and improve a proven real estate system Work well within a team Previous experience in real estate sales is not a prerequisite but is preferred Education/Experience we prefer 3 years in phone sales, preferably in Real Estate Acquisitions Real Estate License a plus Bachelors Degree from an accredited institution preferred.
