Area Chief Engineer

POSITION PURPOSE
Position has overall responsibility for maintaining the building, grounds, and hotel area with particular attention towards safety, security, and asset protection for two or more properties.

Accountable for managing the budget, capital expenditure projects, preventative maintenance, and energy conservation.

Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of guests and staff members while maximizing the financial performance.

Responsible for maintaining standards and regulatory requirements.

Leads the emergency response team for all facility issues.

Provides a high level of property maintenance knowledge.

ESSENTIAL RESPONSIBILITIES
Managing Engineering Operations and Budgets
Works with property and ownership engineering leadership team to determine how Engineering is performing against budget and highlights areas of concern to leadership.
Manages the physical complex facility including but not limited to equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures.
Administers service contracts to support property needs.
Ensures fire crew has complete understanding of all procedures, equipment and alarms.
Coaches and supports engineering leadership team to effectively manage controllable expenses (e.g., wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory, etc.).
Manages and controls heat, light and power.
Develops an engineering operating strategy that is aligned with the property/brands business strategy.
Develops and manages Engineering budget.
Ensures integration of departmental goals in game plans.
Oversees execution of long term preventative maintenance and 10 year asset protection plans.
Reviews financial reports and statements to determine how Engineering is performing against budget.
Addresses potential areas of concern and proposing solutions to owners in a proactive manner.
Communicates a clear and consistent message regarding departmental goals to produce desired results.
Supervises construction to ensure timely completion of projects within budgetary guidelines.
Maintaining Engineering Standards
Ensures compliance with state, local and federal regulations.
Maintains property life safety systems (e.g., firefighting equipment, sprinkler systems, alarm systems, and generators).
Ensures building and equipment licenses, permits and certifications are current.
Conducts walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure(s) of the property, all mechanical, electrical, HVAC systems and any other related equipment.
Ensures property policies are administered fairly and consistently.
Managing Profitability
Manages areas of operation to budget by reviewing operating statements, budget worksheets and payroll progress reports.
Monitors and manages the payroll function.
Manages department’s controllable expenses to achieve or exceed budgeted goals.
Participates in the development of department’s capital expenditure goals; manages projects as needed.
Participates in the budgeting process for areas of responsibility.
Prepares weekly and period end P&L critiques.
Understands the impact of department’s operation on the overall property financial goals; educates staff on details as appropriate.
Reviews and manages controllable expenses such as, heat, light, power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, etc.
Conducting Human Resources Activities
Ensures associates are treated fairly and equitably.
Manages the hiring, training, supervising, and disciplining department staff and all other staff under direction of the Engineering Department, including Security.
Ensures disciplinary procedures and documentation are completed according to Company, Property, and Department Operating Procedures and support the performance evaluation process.
Utilizes associate feedback and an open door policy to identify and address employee problems or concerns in a timely manner.
Celebrates successes by publicly recognizing the contributions of team members.
Resolves guest problems and complaints.
Brings issues to the attention of Human Resources as necessary.
Ensures that regular on-going communication takes place throughout the engineering operation to communicate daily operations activities, set expectations and create awareness of business objectives.
Oversee daily and bi-weekly payrolls.

Prepare departmental schedules.
SUPPORTIVE FUNCTIONS
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the manager based upon the particular requirements of the hotel:
Actively train in fire prevention, environmental health and safety, and engineering systems.

Attend all meetings regarding property operations, i.e., department, fire, safety, health and quality improvement.
Assist with any guest inquiry.
Enforce hotel safety standards.
Any other duties as assigned by the General Manager.
PHYSICAL DEMANDS
Most work tasks are performed indoors.

Temperature generally is moderate and controlled by property environmental systems; however, must be able to work in extreme temperatures like freezers (-10F) and boiler rooms (+110 F), possibly for one hour or more.
Must be able to sit at a desk for up to 5 hours per day.

Walking and standing are required the rest of the working day.

Length of time of these tasks may vary from day to day and task to task.

The worker is subject to noise: there is sufficient noise to cause the worker to shout in order to be heard above the surrounding noise level.
The worker is subject to vibration: exposure to oscillating movements of the extremities or whole body.
The worker is subject to hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
The worker is subject to atmospheric conditions: one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation.
The worker is subject to oils: there is air and/or skin exposure to oils and other cutting fluids.
Machine operators: (without inspection), Mechanics, skilled trades people.

Works with lathes, drill presses, power saws and mills where the seeing job is at or within arm’s reach.

Also, mechanics and skilled tradespeople and those who do work of a non repetitive in nature such as carpenters, technicians, service people, plumbers, painters, mechanics, etc.
Must be able to exert well-paced ability in limited space and to reach other locations of the property on a timely basis.

Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally.
Must be able to lift up to 20 lbs.

Must be able to lift up to 50 lbs.

Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
Talking and hearing occur continuously in the process of communicating with guests, supervisors and subordinates.
Vision occurs continuously with the most common visual functions being those of near and color vision and depth perception.
Requires manual dexterity to use and operate all necessary equipment.

Must have finger dexterity to be able to operate office equipment such as computers, printers, 10-key adding machine, electric typewriter, multi-line touch tone phone, filing cabinets, FAX machines, photocopiers, dolly and other office equipment as needed.

SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:
Must be able to read and write to facilitate the communication process.

Requires good communication skills, both verbal and written.

Most tasks are performed in a team environment with the associate acting as a team leader.

There is minimal direct supervision.
Must possess basic computational ability.

Must possess basic computer skills.
Knowledge of computer accounting programs, math skills as well as budgetary analysis capabilities required.
Must have a thorough knowledge of all types of mechanical equipment such as chillers, boilers, water softeners, and refrigeration equipment.
Must have thorough knowledge of plumbing and electrical systems, maintenance of records of power, water and fuel consumption.
